Job Description

Our client, a 30+ year company in Houston Texas has an opportunity for a VP of Construction. In this position you will have the opportunity to direct all ground up construction activities including site work, shell construction and freestanding buildings. Project types will include major infrastructure expansions, single and multi-tenant retail, multi-family, storage, medical and office buildings. You will be an integral part of the development process providing value engineering to ensure plans and budgets are thorough and realistic, and the right contractors are partnered with, as well as the hand off to Property Management once a project is completed.

YOU HAVE A STRATEGIC GROWTH MINDSET. You get excited by the idea of creating and leading a department from the ground up- much like the construction projects you work on. You know how to be leaned on when needed, and also delegate appropriately to drive projects forward and get things done.

YOU HAVE AN EYE FOR PROCESS IMPROVEMENT. You actively listen and observe to understand the current state to understand what works and what doesn’t. You want to create structure where it may not exist and seek to refine it so that teams operate better, together.

YOU ARE A SERVICE ORIENTED LEADER. You know that successful projects are only completed as a team and you will do anything in your power to make sure construction projects are successful.


ESSENTIAL DUTIES MAY INCLUDE:

Within the first 30-45 days:

  • Meets with the Development team, Leadership team, Property Management team and Tenant Coordination to learn the processes and to gain perspective and insight.
  • Is out in the field 2-3 times a week to get a good grasp on current projects and start to uncover any potential challenges or issues to address.
  • Learns processes and procedures and displays a self-driven mentality to dive in and learn about current projects.
  • Is reaching out to the contractors on all current jobs to introduce themselves and begin/continue nurturing strong relationships to help best manage existing projects and future work.
  • By 45 days, is an active participant in current ongoing construction projects; keeping them on track, on budget, ensuring GCs are executing, reporting out needed information, problem solving, etc.

3 months and ongoing:

  • Presents an action plan to the leadership team on how the Construction department can better integrate into the development and property management phases of projects.
  • Supports deal making by providing rational cost estimates on projects with the development team.
  • Is 100% managing and leading construction projects and is familiar with all current processes throughout the construction process.

6-9 months and ongoing:

  • Project dependent, is seamlessly handing off completed construction, ensuring all documentation is compiled and readily accessible and is involved to support the stabilization of the project.
  • Has created a process improvement roadmap and has generated buy-in from the different departments involved to create and/or improve internal processes to be more efficient.
  • Is identifying resources needed (people, process, and/or technology) for construction, before, during and after, to be successful and is requesting and implementing these initiatives.

12 months and ongoing:

  • Ongoing projects are running smoothly; problem solving as needed and reporting out the necessary information and working collaboratively.
  • Is supporting deal making and development efforts through project cost estimating and decision making if the company can do the project based on the quality of information available.
  • Has delivered 4-5 buildings on time and on budget and is now able to establish the right metrics to measure, review and analyze those completed projects.


EDUCATION, SKILLS & EXPERIENCE:

  • Bachelor’s degree in Construction Management or relevant field a plus
  • 10+ years’ progressive experience in commercial, retail and/or multi-family construction including project management and operations experience required
  • Proven ability to review plans that help inform project decisions, perform cost estimating, and craft accurate budgets required
  • Proven in depth knowledge and understanding of commercial construction operations and processes with an outstanding results-oriented track record required
  • Proficient in Word, Excel, Outlook, construction programs (Procore, Blue Beam and others) required
  • Advanced computer skills working with various programs including MS 365 Suite: Word, Excel, and Project and construction project management and budgeting software required
  • Previous exposure to multi-family house, MFH, condos, storage work, etc. preferred
