Job Opportunity
goHomePort is seeking a sophisticated VP of Real Estate to partner with strategic investors to accelerate the growth of a compelling initial portfolio of RV/ Boat storage assets, with an overall goal to build an industry consolidated portfolio of 75-100+ assets in the next 5 years. We are currently located in Colorado and Arizona and target a 12-14 state expansion across the United States as we grow our portfolio to exceed $1.5 billion in asset value under management. Ideal candidates will be experienced and energetic entrepreneurs who are motivated by pioneering new opportunities.
Responsibilities
This VP will be responsible for developing, leading, and driving the details for real estate development projects from inception through completion. Key responsibilities include providing analytical support for investment/strategic real estate development decisions, managing multiple projects with an elevated level of accuracy, ensuring that each development opportunity represents the company’s interests, and ultimately meets or exceeds financial projections. Given our stage of growth, this VP will provide critical and strategic insight into future development opportunities and also be hands-on to ensure the accurate and timely execution of current project details. This role operates with a high degree of autonomy and reports to one of the Co-Founders of goHomePort who leads the storage investment strategy and day-to-day execution. While this is not an exhaustive list, some regular duties include:
- Work with legal counsel to negotiate purchase agreements, partnership agreements ,financing instruments and related legal documentation.
- Model and cash flow analysis of existing portfolio and potential new investments using P&L statements, rent rolls, tax statements, etc. to determine effective ROI.
- Research and analyze demographic, economic, and real estate market data to recognize market trends to support all underwriting assumptions, and through deeper knowledge, create differentiated competitive advantages.
- Oversee and coordinate broad scope due-diligence and qualitative underwriting of each new transaction to include financial modeling, feasibility studies, market surveys, credit analysis, etc.
- Support other business development activities by leveraging new and existing relationships with client and team members alike.
- Author investment memorandums, client value propositions, and marketing collateral for investors and present to the Investment Committee as needed.
Required Qualifications
- Exacting standards of integrity, professionalism, and superlative client focus are expected.
- Robust analytical and critical thinking skills, with proficiency in financial modeling and data analysis.
- 15+ years of commercial real estate / self-storage investment experience, including 5-7+ years of experience in leading acquisitions and investment underwriting.
- Effective negotiating and communication skills with demonstrated ability to achieve consensus; ability to positively influence others and win support on critical issues are essential.
- Outstanding communication and presentation skills.
- Strong business acumen, with analytical and critical thinking skills, and the ability to understand how business model decisions impact operating model design/execution across operations.
- Bachelor’s degree in Business, Finance, or related field, or relevant work experience required; MBA preferred.
- Prior successful record working with a variety of real estate asset types and experience identifying, developing, and structuring joint venture partnerships; prior experience with public storage-like asset classes preferred.
- Comfort with ambiguity and fluid consulting situations.
- A willingness to travel of up to 50% may be required.
What we offer
- The estimated starting salary for this role is: $175,000.00 – $225,000.00 annually
