The Vice President of Construction is responsible for the execution and delivery, and subsequent reporting, for all capital expenditure, vacant space preparation & tenant improvement projects in their geographic area for the Southwest region’s ~60M SF portfolio (Southern California, Las Vegas, and Phoenix). Responsibilities include working with the Asset Management team and Property Operations team to develop budgets and timelines for the above work. The VP of Construction will oversee/manage a team of Directors, Associate Directors, Construction Managers, and Associate Construction Managers. Currently, SW Construction consists of 6 team members of varying levels. This position is based in the SW region and will report to the Head of Regional Construction.

RESPONSIBILITIES
  • Proactive communication with regional construction, construction operations, property management, and asset management teams.
  • Provides mentorship and career development for their team
  • Holds their team responsible for monthly reporting & key performance indicators
  • Ensures that their team is meeting all customer expectations
  • Review letters of intent, lease proposals and lease drafts to ensure feasibility of lease related construction projects
  • Ensures regional collaboration with local property management, & leasing teams
  • Establish goals and relevant KPI’s for their subregion
  • Performs staff planning, monitors market office performance, & assists with policy creation
  • Travel (both air travel and car depending on the market) an average of 2-3 days per week as necessary to oversee all construction related activities and any other related construction projects/issues
  • Manages performance of construction team in support of the leasing team.
Project management responsibilities include, but are not limited to, the following:
  • Administer bid process
  • Maintain a project file for each construction job with relevant documentation
  • Ensure each property receives all close-out materials and follow up on survey issues in conjunction with other team members
  • Monitor all aspects of construction (scheduling, budgeting, and communications) to ensure quality completion on-time and on-budget
  • Approve payment of invoices as appropriate based on project plan, escalate where necessary and provide communication to appropriate management
  • Review plans and construction drawings for accuracy and value
  • Advise and support engineers in overseeing work performed/ contracted by tenants
  • Prepares preliminary budget estimates, developing detailed schedules and budgets ensures completion in accordance with the lease and preparing periodic summary and variance reports
  • Ensure that property engineering (MEP’s) is completed as necessary on all projects
  • Support move-in process as necessary

QUALIFICATIONS
  • Bachelor’s degree in construction management, construction/building science, engineering or architecture and design strongly preferred.
  • Proven ability to manage multiple projects at different stages of renovation/construction.
  • Must possess a highly developed acumen in problem solving, communication, organization, and business analytics.
  • Ability to review and comprehend construction documents
  • Experience in managing large teams
  • Experience with project management software, Yardi, Adobe Acrobat, and Microsoft Office Suite with a strong emphasis on Excel.
  • Must have minimum 12 yrs. of experience in the construction industry
  • Experience reviewing and identifying critical details from lease documentation.
  • Ability to communicate effectively with all project stakeholders.
  • Experience and expertise in new construction, renovation/rehab, development, and industrial construction.
  • Understanding of legal contracts, AIA documents, and other related construction draw forms.

The anticipated base compensation is $192,000 for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
