Company Overview:
Weller Development is a well-established & entrepreneurial Washington, DC area-based real estate investment and development firm seeking a talented development leader to join the firm. This group has a reputation for transforming large, complex sites into exhilarating, mixed-used environments that ultimately have a tremendous, meaningful impact on the people, community, and environment. With several high-profile mixed-use projects in various stages of development, the firm needs an experienced, hands-on, development executive to join the leadership team and oversee the successful execution of the project pipeline.
Job Summary:Reporting to the Partners, this senior leadership role will be an integral member of the Company’s senior leadership team accountable to the firm’s mission, vision, and values with day-to-day responsibility for managing the Company’s project/development process, while helping to strategically position the firm for future market competitive advantages and growth initiatives.
Core Responsibilities:•Provide the Company with leadership and experience/knowledge to lead the strategic direction for all Company project/development execution roles/responsibilities ensuring the Company consistently meets program, schedule, budgetary, and profitability goals/objectives.
•Oversee project due diligence, programming, entitlements, design, financing, construction, marketing/leasing, and stabilization.
•Develop, manage, update, and interpret project proformas in collaboration with the Company leadership.
•Develop, build, and maintain positive, trusted relationships within state and local jurisdictions. Help lead community and political outreach efforts to secure any/all land entitlement and development approvals and to assess entitlement risk for ground-up development projects and change of use opportunities.
•Lead all project teams both internal and external. Responsible for process of interviewing, hiring, and managing all design, engineering, land-use, construction team, and any other consultants’ work efforts required throughout the project.
•Lead the negotiation of legal documents including contracts, easements, municipal agreements, and other project documentation. Manage, direct, and oversee the process of procuring any/all required permits.
•Develop and maintain all budgets, schedules, and project scopes to ensure key milestones and deliverables are met through the lifecycle of each/every project.
•Collaborating with senior construction staff, overseeing change order reviews and provide senior leadership with any/all forecasting exposures.
•Lead project reporting and regular project operational/performance reviews to ensure project business plans are compliant. Help provide smooth transition to property management/operations.
•In partnership with Company marketing consultants, provide leadership and direction with all brand/marketing, programming, and placemaking direction throughout project execution.
•Provide leadership in formulating innovative, technology-driven ways to enhance operational and financial efficiencies within the Company to ultimately help drive additional competitive advantages for new and exciting opportunities.
Education, Experience and Qualifications:•Bachelor’s/undergraduate degree required with a business/finance/economics, architecture/design, construction management, or civil engineering focus preferred. Master’s degree/MBA in Real Estate highly desirable.
•Minimum of 10-15+ years of development execution experience within sophisticated and reputable investment/development organizations. Prior experience having led successful execution efforts, from entitlement through stabilization, of large, complex, multi-use/phase, mixed-use development projects. Hospitality experience a plus.
•Exceptional ability to lead, manage and motivate multi-disciplinary teams, both internally and externally during all critical phases of the development process.
•Must have an extremely high level of/attention to detail and the confidence/ability to provide guidance, support, and throughout projects, independently make timely decisions.
•Extremely strong financial/analytical skills. Ability to develop, manipulate, and interpret complex financial models.
•Exceptional ability to drive consensus among people and the ability to comfortably develop relationships with people at all experience levels inside and outside the organization.
•Must possess outstanding negotiation and problem-solving skills. Must possess great judgment when navigating through complex jurisdiction/municipality issues.
•Must be motivated to thrive in an entrepreneurial, hands-on, creative environment.
