The Senior Asset Manager is responsible for managing lease or other real estate agreements, property management tasks and relationships with landlords, wireless and billboard tenants. The Senior Asset Manager coordinates with outside wireless and billboard tenants and landlords regarding amendments, site modifications, interpreting documents from environmental engineers, and architectural and engineering firms to ensure that landlord and tenant relations and lease obligations are met. This position will also identify potential risk scenarios; assist with drafting and proofing amendment and consent documents; interpret zoning and permitting applications and maintain the accuracy of data in the designated database systems. This position reports to the Senior Vice President, Asset Management.
Job Duties and Responsibilities
- Coordinate with tenants and landlords to ensure proper lease commencement.
- Organize and lead discussions on pricing with internal committee for all contract renegotiations and amendments.
- Provide a high level of customer service to the company’s tenants and landlords, and other departments.
- Coordinate with landlords and tenants on certificates of insurance and estoppel requests.
- Other duties related to the ongoing operation of the organization, may be assigned.
- Monitor and ensure all default claims are addressed and resolved within the cure period and documents are properly recorded into company’s database.
- Responsible for periodic review, escalation and reporting of site decommissions and termination of revenue streams.
- Communicate with landlords and tenants to explain terms of agreement and outcomes of past and present account reconciliations.
- Prepare and modify agreements based on approved legal templates.
- Create accurate new lease records for incoming leases and amendments.
- Resolve disputes with landlords and tenants and assist with access issues, condemnations, relocation of sites, tax liens and other asset management matters expeditiously. Collaborate with the Legal team to settle escalated matters as required.
- Monitor asset acquisitions and coordinate tenant onboarding.
- Review construction drawings, structural, SOW, and other underlying documents for incoming site modification and colocation requests from tenants. Ensure the scope of work adheres to the underlying agreements and company policies.
- Use industry expertise to assist with creating and documenting procedures for asset management processes and functions.
- Review, analyze, and negotiate business terms for amendments and renewal leases with tenants.
- Prepare detailed reports and analysis of lease records and lease summaries for management.
Education and Experience
- Minimum 4 years of industry experience.
- Ability to read and comprehend most legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings.
- Bachelor’s degree in business or related field.
- Notary (preferred, not required).
- Proficient with Microsoft Office Suite.
- Property management, customer service, collections, or real estate negotiations.

Salary Description:
$80-95K depending on experirince.
