- Position is open to Houston based candidates only.
- Monitor/analyze monthly financial performance, rent variations, and maintain market intelligence.
- Provide daily mentoring to team and positively represent Bellrock culture
- Assure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, OSHA, and Plaintiff Liability
- Reviews, monitors, assists, and makes recommendations to improve occupancy and leasing velocity.
- Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and reviews and approves expenditures within specified budget guidelines. Negotiates and/or evaluates contracts and makes recommendations as needed.
- Serves as primary liaison between Owner or Owner’s; provides asset managers and/or owner groups with necessary reporting and updates.
- Hires, trains, supervises, develops, and mentors General Managers in accordance with company policies, procedures, and directives; conducts performance evaluations on supervised employees; assists Property Managers with site-level employees. Reviews and approves onsite employee status changes, and terminations.
- Establishes effective and regular communication/meetings with employees, owners, and VP.
- Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of same.
- Analyzing trends, evaluating changes in performance, and proactively identifying opportunities to enhance / improve the client’s revenue management program.
- Takes a hands-on approach to determine and accomplish portfolio goals and objectives.
- Inspects properties regularly to ensure Bellrock standards are maintained; evaluates maintenance, grounds, and office operations in areas of efficiency. Conducts periodic inspection of units.
- Overseeing daily pricing recommendations.
- Travel up to 50% or as needed is required; reasonable use of your vehicle will be required from time to time.
- Review and inspect all capital projects.
- Thought leadership and entrepreneurial spirit
- Ability to work with a diverse group of people and customers
- 3 years minimum experience in a multi-site supervisory roll required
- Proficiency in Microsoft PowerPoint.
- Ability to work independently, take initiative, follow-through and meet deadlines
- Ability to travel up to 50% or as needed
- High Rise, Lease up & New construction experience preferred
- A valid driver’s license required
- Willingness and ability to adapt to change
- Effective communication and leadership skills
- High School Education or equivalent required. College degree and Industry Certifications preferred
- Must have previous experience with property management software. Onesite preferred.
- Professional presence/demeanor
- Excellent written, verbal and customer service skills. Ability to persuasively express ideas and opinions to individuals and groups
- Ability to thrive in a fast-paced, competitive environment
- Strong leadership and interpersonal skills, including the ability to work with senior executives and in teams
- Skilled in preparing/analyzing financial data, budgets, and market surveys
- A valid driver’s license required
- Must be willing to work flexible hours/days/weekends when needed.
- Multifamily operational experience required
- CPM or CPM candidate a plus
- Revenue management software experience required
- Perform other duties as requested
