ARCHITECTURE AND PRE-CONSTRUCTION MANAGER
Navicon is a growing passionate construction boutique firm working to build the best-in-class high-end construction services in South-east Florida.
We are seeking an experienced Architecture and Pre-Construction Manager to join our construction team. The ideal candidate will be responsible for leading the planning phase of construction projects, participating in design decisions and evaluations, cost estimation, value engineering, scheduling, and overseeing constructability reviews. Additionally, this role may involve negotiating project construction services.
The Architecture and Pre-Construction Manager will play a pivotal role in ensuring the successful execution of projects, adhering to quality standards, and delivering within budget and timeline constrain.
The Architecture and Pre-Construction Manager role plans, directs, manages, and provides oversight of assigned design and construction projects to ensure that the company goals and objectives are accomplished within prescribed schedule and budget parameters.
Responsibilities:
- Constructibility Reviews: Conduct constructibility reviews of architectural designs, engineering plans, and construction documents to identify potential conflicts, coordination issues, or construction challenges. Propose solutions and coordinate with relevant stakeholders to ensure smooth project execution.
- Manage multiple projects.
- Lead Planning Phase: Collaborate with project stakeholders to develop comprehensive plans for residential construction projects, including defining project scope, goals, and objectives.
- Cost Estimation: Contribute to the accurate estimation of construction costs by analyzing project specifications, materials, labor requirements, and other relevant factors. Collaborate with the estimating team to develop detailed cost breakdowns and provide cost-saving suggestions.
- Risk Management: Identify potential risks and develop mitigation strategies to address safety, quality, scheduling, and budget concerns. Monitor and address any emerging issues during construction to minimize disruptions.
- Maintain a high level of vendor contact and communication.
- Project Procurement: Collaborate with procurement teams to evaluate and negotiate project construction services, including contracts with subcontractors, suppliers, and vendors. Ensure favorable terms and conditions while maintaining high-quality standards.
- Collaboration and Communication: Foster effective collaboration and communication among project team members, including architects, engineers, contractors, and other stakeholders. Coordinate regular project meetings and provide timely updates on project status, challenges, and milestones.
- Design Decisions and Evaluations: Participate in design discussions, evaluations, and studies, providing expert advice on architectural and construction aspects to ensure compliance with codes, regulations, and project requirements.
- Quality Control: Implement and enforce quality control processes and procedures to ensure adherence to project specifications, regulatory requirements, and industry standards.
- Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage and develop effective bid strategies.
- Scheduling: Work closely with the project team to develop construction schedules, ensuring timely completion of deliverables. Continuously monitor project progress, identify potential delays or bottlenecks, and implement corrective measures as needed.
- Value Engineering and Analysis: Identify opportunities for value engineering throughout the construction process, suggesting alternative materials, methods, or design modifications to improve efficiency, reduce costs, or enhance functionality without compromising quality.
Qualifications:
- Strong leadership skills with the ability to guide and motivate project teams.
- Proficiency in design/architecture software and tools.
- Excellent communication and interpersonal skills to facilitate collaboration and build relationships with stakeholders.
- Excellent analytical and problem-solving skills, with the ability to evaluate design options, construction methods, and cost-saving opportunities.
- Strong knowledge of architectural and construction principles, regulations, and industry best practices.
- Effective negotiation and contract management abilities.
- Bachelor's degree in Architecture, Engineering or a related field. A master's degree is preferred.
- Detail-oriented and highly organized, with the ability to prioritize tasks and manage multiple projects simultaneously.
- Excellent verbal and written communication.
- Proven experience in residential construction project management, including planning and design management.
- Proficiency in project management software and tools for scheduling, budgeting, and document control.
- Must be fluent in Spanish and English (Required).
- Italian is a plus.
- Proficiency in Word, Excel.
