Job Description

The Project Manager / Owner’s Representative (“PM”) oversees the operations of 1-3 construction sites from planning to completion on high-end single family residential projects. The duties of a PM will vary, however, they can expect to be responsible for managing the Project team which include Architect, Engineers, Designers, General Contractors, Subcontractors, Permit Expediters, Private Providers, etc. The PM will ensure Project Team is meeting their objectives regarding daily scheduling and management of subcontractors/vendors, delivery of equipment and materials, supervising all activities and tasks, and ensuring the safety and compliance of the site. The PM is also responsible for the overall progress & reporting of the projects they manage.


Key Responsibilities

Project Manager/Owners Representative — Ultra-Luxury Single Family Residential

⁃Daily visit to job sites to set and monitor objectives for project team.

⁃Track quality control at current projects, with a keen attention to detail.

⁃Review, analyze and negotiate (as needed) all project proposals and contracts for accuracy and favorable terms.

⁃Track and Maintain project budgets

⁃Review, analyze and revise (as needed) project-related invoices and pay applications for accuracy

⁃Monitor project progress and maintain proper chronological reporting via company systems

⁃Strong understanding of ultra-luxury single family residential development/construction


Competencies

●In-depth knowledge of the construction industry and construction specifications, building materials, methods and procedures.

●Professional, organized, self-starter with strong supervisory skills.

●Strong written and oral communication skills.

●Ability to interface with clients and lead meetings.

●Excellent attention to detail with emphasis placed on quality.

●Familiarity with regulatory construction standards


Qualifications

Strong building knowledge of all scopes of construction and ability to manage subcontractors.

●3+ years of “field” project supervision experience in luxury Single Family Residential or commercial construction, or equivalent experience.

●Must have 7+ years in construction or construction-related industry.

●Experience in the preparation, scheduling and supervision pertaining to completion of the final punch list. Ensuring punch lists are completed in a timely & efficient manner.

●Ability to analyze problems and make sound decisions in a timely manner based on objectives, risks, implications, and costs.

●Must be able to read and interpret spec plans as well as other corresponding construction documents.

●Bachelor’s college degree preferred but not required. Desirable study concentration in construction management.

●Must possess a valid Florida Driver's License (Travel necessary)

●Solid working knowledge of MS Office (Excel, Word, Outlook).

●Must have advanced construction knowledge of MEPs, Structural, Low Voltage systems, Luxury Interior Finishes, etc.

●Must be able to read and understand construction documents, architect, engineer, interior design agreements and corresponding plans

●Must have ability to prove strong understanding of construction sequencing

●Must be able to read and understand millwork shop drawings

●Must be able to work well in a team environment

●Must be able to maintain confidentiality of Project details and client details, as required.

●Must be highly organized, driven, self-motivated in order to sufficiently manage multiple ongoing projects

●Conversant/Fluent in Spanish, Strongly Preferred.

●Must have working knowledge of Microsoft Excel, Microsoft Word, Email

●Must have a valid Drivers License and be able to drive a car

●Must be able to lift 40 lbs, if necessary

●Salary is commensurate with work experience. Competitive Salary offered with discretionary performance based bonus.

This is a W-2 position. It is full-time position but flexible hours are needed on occasion, as per project needs.
