Job Description

Company Overview:

Our client is a joint venture of two real estate leaders in the South Florida luxury market with a strong track record of developing world-class projects. With a combined 75+ years of experience developing both locally and internationally, our client prides themselves on luxury design, quality control, and hands-on project management to deliver consistently exceptional residential and mixed-use properties.


Position Overview:

The Head of Construction is an executive level position requiring a high degree of independent decision making and professionalism. Extensive experience executing complex projects is required. This position will be responsible for supporting and executing preconstruction, construction, and post construction activities for a two-phase luxury condominium development.


Key Responsibilities:

  • Manage the relationship with the general contractor and supervise all construction activities of the general contractor and subcontractors.
  • Oversee and direct project management and field personnel in proper planning, subcontractor selection and execution of the work.
  • Gather and document project requirements and ensure completion of the necessary feasibility studies, designs including resource plans, schedules, and work plans to produce final project plan.
  • Prepare and monitor construction budgets, including documentation outlining staffing requirements for the developer and review general contractor staffing.
  • Coordinate the project team comprised of internal departments and external operating partners to manage the planning, scope, and coordination of construction activities regarding the project.
  • Manage the construction of luxury condo developments with an understanding of the real estate market demands and the firm’s asset strategy.
  • Responsible for engagement and procurement of professional services, construction, budgeting, design and permitting approvals, cashflow forecasting, contract management, construction implementation and closeout.
  • Oversee contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the projects.
  • Manage and oversee construction schedule and ensure compliance.


Requirements:

  • Bachelor’s degree in engineering, construction, and/or related field with a minimum of 15+ years of relevant experience. MBA or Master’s in construction management is a plus.
  • Bilingual (Spanish/English) helpful but not required.
  • Proven success in negotiating and overseeing GC and third-party subcontractors while navigating through the unique obstacles inherent in the Southeast Florida market.
  • Delivery of ground-up condominium and/or multifamily development projects from inception to completion is required. High-rise experience a must.
  • Experienced as a Project Executive and/or Vice President for a General Contractor and/or required, experience managing projects for a developer is a plus.
  • Proven leadership skills that cultivate collaboration and stimulate pro-active communication among internal and external team members.
  • Thorough knowledge of the architectural and engineering design process, building systems, permitting, and construction.
  • A polished demeanor with the ability to communicate effectively with all project stakeholders.
  • Proven success leading teams of construction professionals. Encourages both external and internal teamwork and collaboration. A hands-on team player.
  • Excellent problem solving and analytical skills, and ability to manage multiple, complex projects while meeting deadlines. Details and solutions oriented.
