Job Summary


The Director- Leasing role will oversee and drive the leasing results for EQ’s () Southeast office portfolio with a focus on creating value. Working with the head of the (leasing and the Market Lead overseeing the market, the job will be focused on the strategic lease up of the Southeast portfolio. This position is also responsible for helping support investment opportunities in the region and analyzing capital and leasing decisions. They will also be responsible for the combining of external market data with internal portfolio data into actionable intelligence and clear points of view to drive leasing. With analytical support, the Director-Leasing role will utilize financial models and perform reporting, analysis and presentations to support the strategic planning process and leasing of the portfolio. Alongside the regional team, the Director-Leasing for the Southeast will help implement the leasing business plans to meet the financial performance goals and target returns for all assets within the assigned portfolio.


With analytical support, the Director-Leasing role will utilize financial models and perform reporting, analysis, and presentations to support the strategic planning process and leasing of the portfolio. The Director-Leasing will work with third party brokers and be fully responsible for driving the leasing of the Southeast portfolio in accordance with the goals of business plan.


Responsibilities


Essential Job Functions


  • Monitor portfolio leasing performance including NOI, cash flow, asset values and progress toward achieving asset leasing strategies
  • Increase the value of the portfolio by adding a proactive, entrepreneurial portfolio/leasing perspective to the leadership team and translate strategic leasing goals of the portfolio into action
  • Actively negotiate proposals and leases with support from EQ legal
  • Review and interpret quarterly roll ups showing the change in portfolio NOI, occupancy, and rental rates as compared to the greater market.
  • Review and challenge leasing budgets, forecasts, valuation, and quarterly results as compared to market peers and industry benchmarks.
  • Focus on maximizing value, validating assumptions and addressing areas of concern for senior management.
  • Work collaboratively with the EQ leasing leadership team and brokerage teams to develop leasing, operating and capital strategy to lease the portfolio
  • Calculate, monitor, and interpret financial metrics and performance targets and communicate to the senior leadership team on leasing decisions
  • Collaborate with EQ Marketing and the Market Lead to drive marketing strategy for each of the asset in the Southeast portfolio

Qualifications


  • Strong leadership and supervisory capability coupled with excellent written and verbal communication skills, the ability to work independently, handle multiple projects and lease negotiations while meeting deadlines are all requirements for this position.
  • 5+ years of proven leasing and portfolio/asset management background within commercial real estate

  • Knowledge of local commercial real estate, very strong networking skills and relationships within the industry

  • The ability to read and interpret lease agreements, partnership agreements, ground leases and their strategic implications is required.

  • Extensive experience working with senior management, investors, office tenants, and office leasing brokers.
