The Assistant Property Manager will support this mission by assisting the property manager and asset manager on various tasks related to real estate tax appeals and department operating objectives and works closely with the department on special projects and tenant relation activities. This position requires an individual be able to perform each essential duty satisfactorily. The individual must demonstrate knowledge of: real estate tax rules, including determination of assessed value; tax appeal processes, budgeting/financial reporting and tenant communications. This individual makes efficient use of work time to accomplish assignments as well as the ability to accept or respond to change in the work environment in a way that promotes the organization's goals and objectives.
Essential Duties and Responsibilities include but are not limited to the following:
- Provide assessed value market data on other buildings in the marketplace
- Focus on the real estate taxes of the operating properties
- Follow real estate tax appeal process for individual properties
- Organize the storage of property management information
- Track assessed value information for Holladay-owned buildings
- Update IREM survey information annually
- Draft and file real estate abatements, as needed
Qualifications:
- Must not pose a threat to the safety and health of himself/herself or others
- Must be able to use a keyboard and mouse
- Close vision and the ability to adjust focus is required
- Able to drive long distances
- Able to sit at a desk for up to 6 hours
- Must have a valid driver’s license and BMV record acceptable to the company’s liability insurance carrier
- Employee is required to stand, walk, sit, and must occasionally reach, stoop, kneel and crouch
- Able to show vacant space, inspect grounds and facilities in adverse weather conditions (rain, snow, heat, cold, etc.)
- Able to read and follow instructions, warnings, procedures, etc.
- While performing the duties of this job, the employee is regularly required to speak, see, hear and handle items and communicate on the phone.
- Able to climb 3 flights of stairs several times a day inspecting apartments or hallways
- Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold).
