PROPERTY MANAGER (Renovation experience required)

SUMMARY OF POSITION

The Property Manager is responsible for the overall success of the property. They are directly responsible for minimizing expenditures, maximizing revenues and adhering to budgeted cost parameters in a manner that adds value to the asset. Specifically, the Property Manager is to direct, motivate, challenge and review the performance of his or her staff members. The Property Manager shall oversee the recruiting, qualifying and retention of residents as well as the marketing and maintenance of the property. The position of Property Manager reports directly to the Regional Manager.

DUTIES and SPECIFICATIONS: The Property Manager's primary responsibilities shall include but not be limited to the following:

  • Ensure that resident buildings, common areas and grounds are maintained according to property objectives.
  • Ensure adherence to company safety standards, policies and procedures.
  • Posses strong management, leadership; and interpersonal skills
  • Responsible for the purchase of all supplies.
  • Service the day-to-day needs of the residents.
  • Identify, through market research, those properties which are under-performing and report those findings to the Regional Manager.
  • Maintain/report accurate records and property activities.
  • Ability to manage time effectively
  • Ability to cope with stress in a composed manner
  • Recruit and retain residents.
  • Comply with Fair Housing requirements and laws. SKILLS and ABILITIES
  • Ability to respect and maintain confidentiality
  • Demonstrated effective negotiating and good communication skills
  • Submission of biweekly payroll.
  • Knowledge of business practices and principles
  • Ensure adherence to community compliance with all applicable laws, codes and ordinances.
  • Hire, train and develop an effective, proactive team that works together to achieve property objectives such as higher traffic numbers through new avenues of marketing through newspaper articles.
  • Following proper monthly reporting schedules for Accounting Month End, Leasing Month End, End of Week Reports, Property Summary Reports and Owners Reports.
  • Prepare and implement annual budgets.
  • Daily review the detailed outstanding service request report.
  • Communicate with the Owner as needed regarding goals and objectives.
  • Track expense and ensure rents are collected and deposited timely.
  • Participating in industry related functions such as dinner meetings and continuing education seminars sponsored by local apartment associations.
  • Schedule, organize and host regular resident activities/services.
  • Direct and schedule work for all the staff
  • Inspect move outs with the Maintenance Supervisor to determine the cost of repairs and the time needed for the apartment turn. Video tape all move outs with charges and/or damages to the unit.
  • Exceptional computer skills
  • Promote a positive attitude and motivate leasing staff to meet monthly leasing goals.
  • Takes escalated service requests and works with property team to ensure adherence to customer service standards. Works with on-site staff to insure that resident issues are dealt with in a timely manner and that proper follow-through is done.
  • Possess good organization skills as well as being detail-oriented
  • In concession-driven markets, preparing a list of "target" units that may receive the maximum concession amount, and communicating this policy to the leasing staff
  • Schedules site visits regularly
  • Counsel, coach and review performance of the staff as necessary and as required by company policy and procedure.
  • Implement new policies and procedures
  • Assist in the efforts to increase ZRS MANAGEMENT's third party management operations.
  • Ability to handle multiple projects and tasks

  • Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept

QUALIFICATIONS

  • Post-secondary education is a must preferably in units in business, property management or architecture.

WORKING CONDITIONS:

Property managers work in an office environment. They sometimes work outside inspecting properties and supervising workers and contractors. They work normal business hours, although long hours and evening meetings are required. They may be required to deal with emergencies on weekends and holidays. This position is required to work one weekend per month. In addition, a mobile device may be required to assist with on-call status. This position will involve light travel for training and education seminars.

The Property Manager must maintain a valid driver’s license and have a reliable vehicle to fulfill all of the job’s functions. Must have a proof of liability insurance. .
