Job Details

The Kindred Resort at Keystone is a resort style project that consists of 95 condo units, a 107 key hotel, mixed-use tenant spaces that face the gondola plaza, and wide variety of amenities. The building is 6 floors, consisting of a garden level garage which connects to the plaza facing tenant spaces, ski school and Owner’s club. The main floor consists of the hotel lobby, hotel restaurant, event space, hotel/condo units, and two amenity decks that include outdoor spaces, a pool and two hot tubs. Above the main level, three individual building rise up 6 floors above the gondola plaza. The East and West towers make up the condo units and the central tower consists of the hotel rooms. The building features luxury finishes and beautifully designed exteriors.

Work Location

Position is full time in Keystone, CO

• Permanent residence in Summit County or near project site

OR

• Willingness to relocate to Summit County

Qualifications

• Degree in Real Estate/Business, Civil/Architectural Engineering, Construction Management
• Minimum 5 years of experience in Construction Management or Ground Up Development. 8-10 years for development manager role.

Roles and Responsibilities

• Conduct day to day operations on site for the Development Team
• Ability to have professional interactions with all components of the project team, investors, affiliates, and partners.
• Excellent interpersonal and project management skills necessary to manage a large GC team, design team, consultants, building officials, direct Owner-controlled subcontractors, procurement, and installation of FFE, turnover, and occupancy
• Experience reading construction plans and specifications
• Manage all 3rd Party Inspectors, reports, and ensure corrective measures have been made
• Lead meetings, collaborations, and provide coordination between various project components
• Strong budget management skills
• Sound understanding of contractual requirements of the developer
• Conduct site walks with 3rd Party Inspectors
• Compile monthly lender draws
• Understanding of project financial models and goals
• Exception communication skills and attention to detail
• Coordinate, bid, contract all internet providers and data services
• Understand and report on project financials
• Review and negotiate pay applications from GCs, Architects and consultants
• Experience with projects utilizing OCIPs
• Provide detailed monthly reports to stakeholders and project executives
• Find, hire and manage consultants
• Assist in development of lease agreements for future tenants
• Review and negotiate change orders from GCs
• Conduct site walks and provide field reports
• Manage and track construction schedule and manage an overall master project schedule
• Coordinate, bid, contract, and manage Owner furnished scopes of work
