THE DEPARTMENT:

University Housing Services is responsible for delivering a comprehensive student housing experience, which includes operations in residential life, business operations, facilities management, conference services, and information systems. The department has an annual operating budget of $16 million, makes $2 million in annual capital improvements, and houses 2,450 students. The department has 50 full-time professional staff persons and is complemented by a student staff of approximately 150 students.

DUTIES AND RESPONSIBILITIES:

  • Maintain and repair all electrical, mechanical, plumbing, life safety, food service, HVAC, boiler equipment, maintain all life safety equipment and replace locks.
  • Repair all doors, locks and door closures to ensure building security.
  • Complete all service requests in three days or less.
  • During the summer break will be required to oversee student staff in the painting of buildings, general routine maintenance tasks, replacing locks, inspecting and testing life safety equipment, cleaning of roofs, patching and painting drywall, painting and any special summer projects.
  • The incumbent will respond daily to all routine maintenance, service requests, and emergency repairs.
  • Will be part of the university's essential staff group, and will be expected to be available for all emergency incidents and drills, staff meetings, retreats and departmental committee meetings.
  • Complete service requests in resident's rooms, common areas, equipment rooms and within the dining facilities including the common areas, mechanical rooms and kitchens.
  • The incumbent will assist in move in and move out activities, health and safety checks, various departmental committees, participate in established departmental call out duties.

QUALIFICATIONS:

  • Ability to keep simple records and ability to follow procedural oral and written directions.
  • Work requires thorough knowledge of methods, materials, equipment and tools used in one or more skilled trade area.
  • Thorough knowledge of methods, materials, tools, and equipment used in the operation and repair of plumbing, heating, electrical, HVAC, commercial kitchen equipment, water and sewer system.
  • Must be safety conscious and operate all tools and equipment is a safe and professional manner.
  • Ability to read and interpret written plans or specification drawings.
  • Must be able to operate at a basic level all building fire safety equipment.
  • High School Diploma, Valid California Drivers License, and able to operate a computer.
  • Able to replace smoke detectors, both battery and hard wired.
  • Four years of increasingly responsible experience leading to journey level skill in a mechanical trade, or heating, boiler, electrical, HVAC, carpentry trade, for example.
  • Ability to estimate time and materials needed for a job.
  • Working knowledge of materials, methods, equipment, uniform building code and tools in related trade areas pertaining to residence halls and suites, office buildings, commercial dining facilities, and kitchens.
  • Building trades experience related to construction and/or maintenance of educational, hotel or hospital facilities.
  • Knowledge of health and safety issues.
  • Ability to read and write at a level appropriate to the duties of the job.
  • Able to climb ladders and work at heights.
  • Thorough knowledge of materials, methods, uniform building codes, and tools used in the repair of mechanical equipment and in building maintenance and repair work and skill in the performance of such work.

PREFERRED EXPERIENCE:

  • High School Diploma or GED equivalent.
  • Journey level skills in maintenance and repair within university residences, hotel or hospital environment.
