JOB SUMMARY: The Land Search Specialist is responsible for assisting the land acquisition department in acquiring raw land or finished lots that support the Division's market strategy and business plan. This includes creating and maintaining a land database that will track new land opportunities for the Division, preparing land packages and reports, sourcing land deals, primarily through GIS software, and sending out letters of intent. ESSENTIAL DUTIES AND RESPONSIBILITIES: Land Search:

• Identify new land purchase opportunities using GIS (Geospatial Information Systems), which is an aerial mapping software.
• Integrate the mapping information into excel spreadsheets to track new land opportunities.

Buyers & LOIs:

• Establish relationships with potential sellers (brokers, land owners).
• Prepare offers and Letters of Intent (LOI).
• Under the direction of Land Acq Manager/Director, initiate land deals and start preliminary dicussions for assigned transactions.

Analysis:

• Assist with preparing land studies which includes risk analysis, due diligence and financial review.
• Assist with preparing land packages (to include proformas) for submittal to Corporate Land Committee.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education/Certifications/Licenses

• Bachelor's Degree required. Preferred major in GIS, Business, Engineering, Planning, Finance within the real estate or homebuilding discipline.

Experience

• 1-2 years of residential or commercial land acquisition experience preferred

Knowledge, Skills & Abilities

• Strong knowledge of GIS (Geospatial Information Systems) and or "Land-related" databases
• Strong organizational skills; able to handle multiple deadlines and create functional systems for handling data
• Action oriented, with the drive to push deals to successful closure
• Microsoft Excel proficiency
• Makes quick and accurate decisions based heavily on facts, data and/or metrics
• Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
• Ability to negotiate and influence important decisions
• Strong technical and analytical skills
• Strong ability to work within a team setting, inclusive of other's ideas
• Proven ability of being customer centric by seeking solutions from the customer's perspective
• Must be proficient in Microsoft Suite (at least intermediate level). Advanced Excel Skills required
