Position Summary:
The Housing Choice Coordinator facilitates the operation of accepted voucher holders residing in Progress and PR3 managed homes, supporting the local markets who participate in the program to ensure compliance by accepting vouchers with the HUD program are being met, along with the goals, quality standards and operating objectives established by the Company and the compliance/legal team/property management team. This position provides support and daily management on all activities associated with the voucher program; including but not limited to accurate submittal of RTA packets, coordinating inspections with the Housing Authority and local markets, ensuring all contracts are up to date and on file, ensuring payments are received in a timely manner, ledgers and accounts are reflecting accurately, and renewals. The Housing Choice Voucher Program Coordinator will develop and build positive relationships with Housing Authorities across the nation.

Essential Functions:
  • Ensure that the HUD program receives all required documents and/or deficiency corrections in a timely manner to ensure no abatements
  • Develop and maintain positive relationships with local market team members
  • Keep accurate records of all associated documents; including but not limited to, RTA packets, contracts, annual inspections, deficiency letters, and change of ownership
  • Carry out other duties as assigned that are in the best interests of the company while being a champion for Progress Residential’s Core Values.
  • Support the local markets by facilitating the daily operations of Housing Choice Voucher Program
  • Ensure that all requirements by the HUD program are being met
  • Analyze processes and procedures to ensure optimum efficiency levels
  • Facilitate all inspections with the Housing Authority and local markets for new move in’s and recertifications
  • Be knowledgeable of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations
  • Develop positive relationships with Housing Authorities across the nation
  • Ensure that the policies and procedures are followed
  • Be knowledgeable of all HUD program rules and changes to ensure compliance
Human Resource Management
  • Coordinate’s activities to maximize the efficiency of all processes
  • Ensures outstanding customer service and is responsive to requests
  • Ensure all training requirements, including Progress ED, are completed on time

Qualifications:
  • Excellent oral and written communication skills
  • Previous experience with Housing Authorities and the Voucher Choice Program
  • 2 or more years of previous property management experience in either the single family or multi-family rental industry
  • Possesses strong organizational skills and is detail oriented
  • Fosters teamwork and mutual respect throughout the company
  • Ability to thrive in a dynamic, fast-changing, growth environment
  • Interacts productively in person and through technology with co-workers, team members
  • Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must
  • Ability to build and maintain positive relationships internally and externally
  • High School Diploma or equivalent
  • Previous use of Yardi Voyager and Salesforce a plus
Physical Demands:
  • Ability to identify and distinguish color
  • Sustains substantially recurring movements to fingers, hands, wrist, legs and feet
  • Ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate
  • May entail light lifting of supplies and materials occasionally, up to and including 25lbs
  • Sitting for extended periods of time using office equipment and computers
  • Ability to judge distances and spatial relationships
  • Moderate stooping, kneeling, crouching, reaching, standing
  • Walking for extended periods of time
  • Ability to distinguish the differences and similarities in odors
