POSITION OVERVIEW

We are adding a Facility Manager to our team, for our Dairy Ashford location in Houston. In this role, you will ensure an efficient and functional work environment for 600-900 occupants at this location, and provide support to a few other Kiewit offices in the area. You will interface with Kiewit employees, Kiewit management, building landlords, service providers and report to the Kiewit Real Estate Department.

LOCATION

The position is based out of our office at 585 N. Dairy Ashford Rd, Houston, TX 77079. This is a corporate office in a professional office setting. (This is not a remote position and relocation is not provided).

RESPONSIBILITIES

  • Establish and maintain relationships with key stakeholders to understand facility needs and requirements. Manage office seating assignments and space plans.
  • Administer interoffice moves (furniture vendors, IT & other); Order additional furniture/equipment as needed.
  • Interface with property management team on maintenance and other building issues.
  • Coordinate document services.
  • Process user work requests/maintenance tickets. Coordinate any tenant repairs.
  • Manage third party service providers: food service, print production, security, reception, day porter, etc.
  • Address punch list items and initiate required warranty claims related to the new interior construction.
  • Oversee procurement and distribution of office supplies/consumables and incoming/outgoing deliveries.
  • Administer safety & security protocol, communication, and drills. Manage Crisis Management Plan for the Facility.
  • Assist with coordination of meetings, conferences & catering and employee events.
  • Develop annual operating budget in cooperation with the local Kiewit financial manager. Review/process invoices.

QUALIFICATIONS

  • Ability to work with little supervision and to seek help when needed
  • Proficiency with MS Office Suite
  • Ability to travel up to 10%
  • Detail-oriented, self-starter, possess a “can do” work attitude and a team player, with the ability to work collaboratively to build strong internal and external relationships
  • Excellent written/oral communication skills & strong time management and organizational skills
  • Experience working in Commercial Real Estate preferred
  • Minimum of 5+ years’ experience in facility management, office management, hospitality in a corporate environment or real estate property management, performing similar functions as outlined above
  • BA/BS or Associate Degree required
