Job Description

Pay Range:
$50,876.80 - $89,481.60
Key Duties and Responsibilities
  • Reviews pre-construction plans to provide suggestions and recommended changes to the mechanical, electrical, plumbing & infrastructure layout.
  • Keeps immediate supervisor promptly and fully informed of all problems or unusual matters of significance and takes prompt corrective action where necessary
  • May be required to work after hours and weekend as needed, sometimes at short notice.
  • Provides performance feedback and coaching on a regular basis for each team member
  • On call for local corporate offices in the event of an emergency.
  • Review leases to determine maintenance responsibilities with each location.
  • Maintains a favorable communication and working relationship with all other company employees to foster and promote a cooperative and harmonious working climate which will be conducive to maximize employee morale, productivity, and efficiency
  • Review and coordinate with vendors when work orders are submitted.
  • Work with employees and vendors on security & safety systems implementation & modification of security & access control systems for new construction, renovations, and existing clinics & operations facilities.
  • Establishes and maintain work procedures and processes that support company and departmental standards, procedures, and strategic directives.
  • May require travel to existing AON facilities , or to review potential new sites for AON’s business and Medical Office Building need.
  • Oversees and tracks spending on maintenance activities and ensures costs are in alignment with local area markets.
  • Coordinates and plans office moves and relocations.
  • Other duties and projects as assigned.
  • Identifies, negotiates and selects national level service organizations for performance of needed services at AON clinics, includes, but is not limited to; janitorial, security, maintenance, furnishings, and signage contractors.
  • Provides direction, guidance and feedback to external vendors related to each work assignment
  • Manages and monitors performance of outside contractors and vendors throughout the AON property portfolio.
  • Communicate with other departments, contractors and vendors regarding issues or questions that come up and escalate issues as necessary
  • Provides daily direction and communication to employees and vendors so that the departmental work is performed in a timely, efficient, and knowledgeable manner
  • Review and approve vendor contracts for maintenance agreements
  • Provides effective and timely oversights of all non-construction Facilities Projects
  • Review and approve invoices from maintenance vendors.
Position Qualifications/Requirements
Education: 2-year degree or 5 years of related experience Previous Experience:
  • Experience with managing a portfolio of properties throughout multiple states
  • 5+ years of experience and a deep working understanding of major electrical, mechanical, structural, plumbing and other major infrastructure & building systems.
  • 5-7 years’ experience in a Management role
  • Experience overseeing and managing multiple external service and construction vendors

  • Experience with AutoCAD preferred but not required

  • Experience with Work Order Management Software
  • Interpersonal Effectiveness: Developed interpersonal skills, emotional intelligence, diplomacy, tact, conflict management, delegation skills, and diversity awareness. Ability to work effectively with sensitive and confidential material and sometimes emotionally charged matters.
  • Must be able to work effectively in a fast-paced, multi-site environment with demonstrated ability to juggle competing priorities and demands from a variety of stakeholders and sites.
  • Computer Skills:
    • Proficiency in MS Office Word, Excel, Power Point, and Outlook required.
    • Experience with AutoCAD preferred but not required
    • Experience with Work Order Management Software

Certifications/Licenses:
  • I.F.M.A credential preferred.
  • Valid state Driver’s License for travel to satellite offices and offsite meetings. Compliance with the company Driver Safety Operations and Motor Vehicle Records Check Policy is required.

  • As a reminder those who drive must provide copies of the declarations page of their personal insurance policy for each vehicle that they can use to the Human Resources Department for verification purposes annually. Required Limits: Split Limits of $100,000/$300,000/$100,000.
Standard Workdays/Hours: Monday to Friday 7:30 AM – 4:30 PM. Some after hours work may be required.
