Position Overview
The Director of Procurement’s primary goal will be to evaluate property operations and find procurement solutions to ensure TAM’s portfolio is operating efficiently and providing maximum value to our operators and investors. The successful candidate will be able to communicate with vendors and bulk service providers to negotiate favorable contracts along with back-end analytical work with current financial statements to find areas of savings, process improvement and overall efficiencies. Additionally, the Director of Procurement will play a major role in developing operational policy and procedures.
DUTIES + RESPONSIBILITIES:

• Ensure all bulk purchasing programs are fully leveraged across all possible properties.
• Provide meaningful portfolio-wide expense related reporting
• Maintain and review service contracts. Evaluate using portfolio wide contracts.
• Oversees the purchase order system including reviewing and approving all purchase orders and making sure purchase orders are closed out.
• Investigate bulk purchasing opportunities across the portfolio that would lead to savings at the operational level.
• Manages purchasing function for all properties under management, negotiating favorable terms and pricing.
• Review monthly operating statements portfolio wide to identify areas of opportunity or concern for operations managers to focus on
• Assist in the onboarding of new properties with respect to any procurement initiatives.
• Focus on establishing and documenting management policies and procedures.

EDUCATION + EXPERIENCE:

• Ability to support the RFP or bid process for high dollar lines of spend with national scope
• Sound understanding of real estate operations as it relates to management of individual assets, operations, budgeting, and planning. Must be detail oriented and able to focus with frequent interruptions
• An undergraduate degree with a major in a related field preferred
• Experience in procurement in multi-family property management is highly preferred
• Knowledge of the relevant suppliers/vendors multifamily property management is required

Benefits
Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
