Join the exciting BlueTeam Roofing! We are presently seeking a highly motivated, goal orientated and efficient Commercial Roofing Estimator to join our growing team in the Commercial Roofing Division. The Commercial Roofing Estimator reports to the Director of Operations and is accountable for Project Delivery involving project planning, budgeting, estimating, organizing, scheduling, client relationships, and profitability. The tasks involved include, but are not limited to, project estimates, submittals, subcontract writing, budget development, oversight, scheduling, analysis, pricing labor and materials, vendor management, change order processing, document control, etc.


What You’ll Do….


PRE-CONSTRUCTION


  • Collaborates with operations to provide constructability and coordination reviews of project documents
  • Utilizes knowledge of the project schedule and logistics in project estimates
  • Presents and sells estimates, proposals and participates in project procurement presentations
  • Review all trade specific RFI’s for potential, cost and/or schedule impact
  • Pre-development input of construction techniques and cost
  • Aid compilation of and review all subcontractor scopes during the buyout process
  • Write, distribute, coordinate and track RFI’s
  • Applies knowledge of subcontractor market and how to prequalify subcontractors
  • Prepares material and other costs summary for quotes from vendors
  • Review, understand, and comply with all the requirements of the contract between owner and contractor
  • Review and understand the project estimate; develop and manage cost control and document control procedures for each project
  • Reads and outlines project specifications
  • Read and interpret floor plans and schematics and scale the project tasks accordingly
  • Conduct site-walks and create subsequent write-ups (for example, with PowerPoint)
  • Travel to the project site as necessary to collect pertinent information
  • Understanding of different contracts and purchase orders; provisions, terms, language, insurance requirements, claim resolutions, and warranty
  • Provides system analysis of building components and assists operations staff on project logistics, staging, phasing plans and coordination
  • Develop a project schedule from bid document information
  • Coordinating with the project manager, superintendents, and subcontractors to develop the project schedule
  • Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate
  • Reviews financial risk to the company and ensures fee enhancements are within estimates, including contract risk
  • Coordinate project setup
  • Partners with operations to assess and mitigate risk
  • Assure that subcontractors comply with insurance and bonding requirements
  • Attend and provide pre-construction status at OAC (owner, architect, and contractor) meetings
  • Interact with contractors to request information about the projects
  • Writes scope of work for the various trades during bidding phase and upon award, with ultimate responsibility of final evaluation and negotiation of subcontracts.
  • Supports the distribution of plans and specifications to vendors/subcontractors.
  • Provide project support to project managers on multiple projects, complete cost estimates for competitive bids and negotiated proposals, budgeting, cost tracking, and forecast support
  • Supports vendor/subcontractor pricing/bid solicitation and coordination
  • Prepare and coordinate cost gathering for ROM and Contract Cost estimates
  • Collaborate and build effective working relationships both internally and externally
  • During the buy-out, validate that subcontractors scope matches the proposed project scope to cover all areas


COURSE OF CONSTRUCTION


  • Review field inspection reports and communicate deficiencies to supervisor.
  • Attend OAC meetings
  • Ensure all project goals are met
  • Assist the PM team when change orders are determined. Lead the initiative to collect all CO costs form subs and prepare a CO request
  • Maintain, if applicable, communication/coordination with national suppliers
  • Review submittals including shop drawings


ADMINISTRATION


  • Teach and provide training to the roofing personnel in the policies, procedures, systems, and technical construction techniques used by the company
  • Assist in the recruiting, pre-qualifying, and interviewing of new estimators.
  • Maintain manageable workloads per individual team members
  • Assist in the onboarding and mentoring of new estimators
  • Performs other duties and assignments as assigned
  • Perform team member reviews
  • Create and evaluate process flows and recommend improvements
  • Leads efforts to assemble, analyze and store project cost history
  • Coordinates feasibility studies on life-cycle costs of roofing systems
  • Manage timelines to ensure timely submittal of required paperwork
  • Follow all procedures and policies of the company
  • Schedule, run and effectively document meetings
  • Plan, manage, direct, and instruct the estimating team so that coverage is provided

  • Schedule, Proficient in Microsoft Project, or other software equivalent is a Plus
  • Bidding, Building Connected experience is a Plus
  • Develop and maintain relationships with clients and follow their protocols
  • Drawings, Documents, Blue Beam
  • Extensive knowledge of established commercial roofing and maintenance practices, procedures, and techniques as well as applicable local, state, and federal building codes and legislation
  • Experience as an estimator in commercial roofing
  • Ability to read and interpret documents, such as work orders, safety rules, operating and maintenance instructions, and procedure manuals
  • Develop and maintain relationships with key vendors and suppliers
  • Minimum of six years of construction experience with at least three years of Estimating experience.
  • Ability to solve client concerns and speak expertly on the solution
  • Strong communication skills; thorough and attentive to details
  • Must demonstrate managerial skills appropriate with this position
  • Edge, Estimating, ProEst, Xactimate or equivalent is a Plus
  • Work with managers to understand scope of work and translate into estimating process

  • Education and Experience
  • PM Management experience is Required
  • Able to prioritize, multi-task, time management, be proactive, and deadline/detailed oriented
  • Bachelor’s Degree from a four-year college or university; or five (10+) years related experience and/or training; or equivalent combination of education and experience.
  • Must be PC proficient
  • Ability to work in a team environment
  • Must possess strong negotiation skills
  • Budget, Change Orders, RFI's
  • Must be familiar with general contracting procedures
  • Microsoft Office Suite: MS Outlook, MS Word, MS Excel
  • Ability to provide conceptual estimates from historic data
