Job Description
UDR, Inc. is now hiring an Assistant Project Manager to join our Redevelopment team supporting assets in our greater Seattle portfolio.
GENERAL SUMMARY OF DUTIES: This position will be responsible for working with the Company’s construction management, development, and design professionals. Will also help manage key strategic relationships with general contractors and other third-party consultants. Responsible for assisting with all phases of predevelopment including concept plan, schematic design, design development, and construction documentation. Key responsibilities will include budgeting, project schedule, and reporting. The position will require coordination with the company’s operations team by managing the turnover and closeout of each project. This job will provide construction management services, including cost reporting for assigned redevelopment projects. Implement best management practices maintaining both budget and schedule expectations, while delivering a high quality of service to all stakeholders.

Essential Functions
  • In charge of turning in submittals from Contractor to A/E for approval for all scopes of work based of the plans and specifications.
  • Perform other duties as assigned or as necessary.
  • Provide supplementary construction estimating for development of project proformas and systems analysis.
  • Assist the Construction Manager with reviewing and negotiating contracts with design professionals and construction contractors.
  • Manage and report on project change management program and progress reporting mechanism to keep team members and management informed.
  • Assist with managing the general contractor through design, verifying budget submissions until the final GMP has been established.
  • Approve time records and requests for time off.
  • Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.
  • Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.
  • Coordinates project change order management, creation, negotiation between Contractor and Owner.
  • Maintain control of all project documentation.
  • Interface with all areas affected by the project including end users, distributors, and vendors.
  • Review and approve the general contractor payment applications and conduct site visits as necessary.
  • Develop and manage budgets which support the cost-effective implementation of company strategies, tactics, and operating plans.
  • Assist the Construction Manager with assemblage and management of the RFP process for the selection of the general contractors on new development projects.
  • Provide a weekly report that will contain the status update of the project to include: the company budget, GC change orders, potential risk, contingency and allowance reconciliations, construction schedule, construction update and cash flow.
  • Assist in the functions of estimating, budgeting, design/architecture, plans and specifications, contracting, scheduling, negotiations, purchasing, value engineering, cost, and quality control, as well as assisting the Construction Manager with directing the administration, liaison, and performance of the general contractors.
  • Conducts and documents weekly project owner’s meetings/decisions.
  • Assist the project team with monitoring job progress, schedule.
  • Assist with managing the plan, design approvals, special project management, permitting and construction of new projects.
  • Responsible for understanding project plans and answering field personnel questions.
  • Work with different city governments to understand the permitting process and requirements and develop fee schedules for assigned projects.
  • Supervise direct reporting staff in accordance with overall company policy.
  • Ensure adherence to quality standards and review project deliverables.
  • Assist the project team with closeout of the project.
  • Coordinate the design consultants during the design phases, permitting process and construction. Assist the Construction Manager with managing the design team for deliverables throughout the project.
  • Provide coordination in the construction of redevelopment projects to include all phases of construction from conceptualization to build out.
  • Assist Construction Manager with assigned tasks. Hire and train new staff and develop staff to maximize potential.
  • Assist project team with conflict resolution between Owner, and Contractor.
  • Create, manage and track RFI’s from the field to the Architect/Engineer of record.
Performance Requirements
  • Ability to Identify, evaluate and disseminate any relevant new construction technology. Must have the ability to adjust plans and schedules to respond to project conditions, crisis situations and to withstand pressure attributable to meeting the changing needs of company executives.
  • Ability to manage numerous projects simultaneously. Functional understanding of general financial principals. Ability to read, analyze and interpret construction documents, technical procedures, and government regulations. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret technical instructions in both mathematical or diagram form and assess both abstract and concrete variables.
  • Must have the ability to adjust plans and schedules to respond to project conditions, crisis situations and to withstand pressure attributable to meeting the changing needs of company executives. Ability to manage numerous projects simultaneously.
  • Ability to write reports, business correspondence, scopes of work to effectively present information to project teams and senior management. Must have the ability to work effectively with both company managers and associates. Excellent written and oral communication skills and must demonstrate original thinking, openness to change, and offer alternate solutions to problems. Must demonstrate knowledge and ability to facilitate meetings, conduct effective briefings and presentations, and to develop consensus both internally and externally, with people who reflect the full range of diversity in the business objectives.
  • Practices proper safety techniques in accordance with company, community, and departmental policies, procedures, and standards and immediately report any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individuals.
  • Demonstrated ability to motivate, develop, and direct people as they work, identifying the best people for the job. Ability to apply the principles and practices of work leadership and management. Builds effective teams, communicates objectives and expectations, and motivates consistent high performance in others.
  • Knowledge of organizational policies and procedures. Knowledge of fiscal management. The ability to apply policies and procedures to solve everyday and/or complex construction issues.
  • Knowledge of computer systems and applications. Performs duties that require strong comprehension, analytical, research, composition, communication, and organizational skills. Ability to process computer data and to format and generate reports.
TYPICAL PHYSICAL DEMANDS: Requires mobility sufficient to travel. Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Regular and consistent attendance on the job is an essential function.
TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Project work will require periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Work environment will include site and project inspections on active construction sites which may involve dangerous conditions and partially complete construction systems. Overnight travel will be required. Approximate 25-30% travel.
Education And Experience
  • Minimum of three to five years’ successful project analyst and management.
  • Must have demonstrated experience in base development, capital improvements, real estate, and construction projects.
  • Must have and maintain a valid driver’s license unless otherwise noted.
  • Bachelor’s degree in Construction Management, Business Administration, Technology Management, or related discipline required.

Salary Range
  • $68,000.00/yr. – $88,000.00/yr., depends on experience
Bonus Potential
  • Eligible for 10% annual bonus potential, based on personal and company performance
