Salary $110,000 - $140,000 per year


A Bit About Us


This position is for a self-driven, goal-oriented, and motivated individual, able to work independently with little supervision, who constantly seeks to improve systems, processes and knowledge and has a passion for responding to and solving problems. Strong acumen for managing processes, people, and hotel renovation projects, diagnosing basic building and mechanical systems issues. Able to successfully assist with design and approval processes for small and large projects through any franchise entity and upper management. This individual is expected to have general knowledge of ADA guidelines, IBC and FLS codes and interface appropriately with authorities having jurisdiction. This is a hands-on position that requires lifting and moving heavy objects, crawling, walking and traversing over, through and around building spaces while using tools and documentation devices.


This position is remote but does require 60% domestic travel. The ideal Construction PM also has experience working in hospitality/hotel brands but this is not required. A PMP is also preferred but not required.

Responsibilities


  • Work with designated purchasing manager to assemble an all-in budget for submission and approval from upper management.
  • Influence engineering teams to perform at highest standard thru respect and integrity. A lead by example attitude is a must to ensure best practices are upheld.
  • Read and understand full architectural and engineering construction documents, specifications, construction submittals etc.
  • Provide Asset Managers front line support regarding building systems and inform Asset Managers of recommendations for asset preservation of major mechanical repair/replacement and during budget processes.
  • Positively communicate and instruct individuals in areas where they lack knowledge, skills, or experience and translate or teach practical and technical information in terms that are easily understood.
  • Verify all contractors are conducting regular safety meetings, and all OSHA and other regulatory rules are being followed.
  • Conduct property tours with local operations teams to ensure all equipment is safe, operational, and maintenance related problems are promptly and properly addressed and that compliance with all local, state, and federal codes are maintained.
  • Coordinate and conduct necessary on-site property inspections for all renovation and new construction projects to ensure the project meets franchise and company quality standards.
  • Monitor and track monthly draws.
  • Select contractors for bid purposes.
  • Ensure that all job sites are maintained, organized and clean.
  • Work with general managers to ensure all PIP items are completed and signed off.
  • Create an invitation to bid with all pertinent information for a successful bid program.
  • Verify all franchise requirements not being completed are documented fully including who determined a requirement would not be completed, when, and why.
  • Acquire any franchise waivers deemed necessary by corporate and/or document as needed.
  • Conduct punch list walk-through inspections with contractors to verify all scopes of work are completed to brand standard and/or PIP compliance.
  • Foster consistent and clear communication, accountability, and coaching with both internal and external employees regarding building issues, emergency, unplanned, planned and other project updates, major changes, and risks associated with a project.
  • Analyze building systems with regards to their original design intent and effective performance.
  • Assist operations in reviewing third party vendor contracts and quotes.
  • Oversee all aspects of assigned capital improvement projects from design, submittal, bidding to project closeout. Ensures project timelines are met. Bidding contracts and managing consultants including contractors, architects, and engineers.
  • Review and qualify all change orders before submitting for approval to a director
  • Assemble and coordinate the team required for each project, schedule scope walk visits with appropriate team members and populate scope documents for review and approval.
  • Maintain the compliance directives of the company
  • Review contracts and proposals for inclusion and accuracy with directors.
  • Plan and conduct pre-construction meetings with all appropriate contractors, management company representatives and the appropriate team member.
  • Ensure that all projects comply with current ADA and hearing-impaired codes.
  • Manage multiple complicated projects simultaneously.
  • Develop follow-up plans of action for critical items in coordination with ownership and management companies.
  • Work with hotel management and asset managers to determine weekly schedule to minimize displacement.
  • Exhibit basic understanding of the operation of M.E.P. systems, building envelope, elevators, fire and life safety, energy conservation systems, and integrated building automation systems to include the maintenance and repair of all components and devices associated with each system.


Education and Experience


  • Strong working knowledge of Microsoft Office Suite.
  • Prior lodging industry leadership roles preferred.
  • Ability to work in a fast-paced, deadline-oriented environment.
  • Results-oriented individual with the ability to interpret and effectively manage multiple and competing priorities and time lines.
  • Project management, construction management and or mechanical certifications desired, BA or BS Degree preferably in Construction Management or related studies.
  • Well-developed written and oral communications skills.
  • Excellent organizational skills.
  • Solid knowledge of construction and hotel industry terminology. Prefer multi-brand experience.
  • Minimum of 5 years’ leadership experience in construction, renovation and/or repair work with proven training, team building, and problem solving skills. Job related experience may be considered in lieu of education.


Travel


60% - Weekly travel required to visit properties and other areas as directed. In general, travel is three or four days a week, subject to change as demand requires.
