This position will report to the Director of Leasing, Real Estate Portfolio Management

Manage and execute the surplus disposition strategy for assigned area.

Developing and enhancing industry knowledge and expertise.

7-10 years work experience in commercial real estate - either with a developer or retailer

10 years work experience in commercial real estate, preferably with a retailer or retail developer

Experience in mall industry, specifically negotiating leases and other deal types

Apply proactive management during the entire development and leasing/releasing process

Strong skills in financial analysis and modeling – experience with Yardi is preferred

5+ years as an Asset Manager or 10 years relevant real estate experience

Must be able to develop and maintain effective working relationships with managers, vendors, contractors, and tenants

Oversee operations, including budgets, lease/sale objectives, material contracts, capital expenditures, and other operating items

Drive specific income, expense and leasing velocity targets for each asset in their portfolio

7+ years prior institutional level office & industrial real estate asset management experience

Oversee direct property management and leasing services for each asset

Reviews monthly, quarterly and annual reports produced by the Contract Manager to ensure they follow DWS requirements

Successful record of accomplishment in the execution of asset management strategies to achieve successful results while effectively managing risk

Manage total capital improvements as a percentage of NOI at the respective properties

Manage relationships with contract manager and joint venture partners and provide oversight

Experience in Change Management and ensuring successful workplace change projects

Lead and drive external project managers to execute technical and logistical management of the project from the beginning till the end.

A minimum bachelor’s degree / Master’s degree in Real Estate management, Architecture, Construction, Civil Engineering, Surveying or equivalent

Bachelor's degree, or equivalent experience

Five to seven years of experience in commercial real estate loan administration

Undergraduate or graduate degree in Economics, Finance, Accounting, Statistics, Mathematics, Engineering, Construction/Development or Operations Research.

5 years– validated experience as an analyst of real estate development markets.

Several years of research experience, preferably with a best-in-class developer.

Good quantitative and forecasting skills, good written and verbal communication skills.

Ability to think both at a strategic level and offer insights at local asset level.

Portfolio Management: Coordinate with local market property managers on the management of the tenant and property.

What You Need To Know

8-10 years of real estate asset management experience

Oversee quarterly valuation process, working with analysts, chief appraiser, and portfolio management. Review external appraisals and reconcile valuation issues.

Negotiate and execute leases, property management agreements and other related contracts.

Prepare periodic reports to portfolio management, clients and Barings senior management.

Prepare hold/sell analyses; make recommendations to portfolio management and Investment

Supervise, direct and mentor analyst support of asset management function.

Knowledge of structured commercial real estate lending products and applicable servicing requirements.
