Work closely with the SVP/Director of Specialty Leasing to oversee and manage the Specialty Leasing and ancillary income efforts within Hawaii's designated group of properties to drive revenue productivity, occupancy, and presentation of the programs to augment property revenue and enhance the overall shopping experience. Additionally, this role will assist Corporate Specialty Leasing efforts which include, but are not limited to, new business RFPs, national deal negotiations, budgeting/forecasting, financial analysis, meetings and presentations.
**This position has the ability to work a Hybrid/Remote schedule. Approx 50% out of our Honolulu corporate office and 50% work from home.
Area of Responsibilities
Business Development
Cultivate strong relationships with regional/national retailers to expand opportunities across portfolio
Manage assigned national specialty leasing accounts to generate revenue, ensure highest and best use is being achieved for each account within the JLL portfolio
Establish and develop relationships with clients in assigned Region and/or Market to ensure clients are kept abreast on Specialty Leasing progress at the properties
Attune of new and unique Specialty Leasing concepts and trends, communicate with property teams and Corporate specialty leasing teams
Collaborate with Regional Property Management team to seek new business and achieve client satisfaction
Where appropriate, attend ICSC Conferences and other industry trade shows/conferences to maintain current retailer and client relationships and introduce potential JLL’s Specialty Leasing Services
Employee Motivation and Development
Excellent aptitude to build team and promote teamwork to achieve goals
Recruit, hire, train, coach, develop and mentor specialty leasing team members
Active participation in designing, planning and executing discipline’s training and preparing educational material.
Financial Performance
Provide support to create, prepare, review and submit accurate budgets and rolling forecasts
Review each property’s income and expense summaries monthly to ensure annual goals are achieved
Review commission billings monthly to ensure accuracy and timeliness
Review and monitor A/R on a monthly basis for assigned properties to ensure adherence to the A/R Policies & Procedures
Monitor each property’s adherence to the Data Management Procedures to include quarterly review of Holdover Reports, DealTrak and Yardi / Yardi Retail Manager Management
Monitor monthly specialty tenants' sales performance
Leasing
Lease, identify, direct specialty leasing team members and/or personally pursue new retailers, categories, concepts to support program growth
Review and approve specialty deals originated on-site
Negotiate national and regional deals with assigned retailers
Ensure that current and accurate lease plans are maintained for all properties
Collaborate with permanent leasing to identify / incubate key tenants and strategic merchandising plan of the property
Management and Operations
Assist, support and provide guidance to the properties’ specialty leasing team
Assist in the design approval, purchasing and installation of new capital equipment
Ensure that design criteria and visual merchandising standards are met and maintained
Share best practices among the properties and other retail disciplines
Miscellaneous/Special Projects
Provide Specialty Leasing information, as needed, for new business RFPs, client and annual meetings, ICSC events, etc.
Participate in the planning and presentation of JLL’s annual Management University conference
All other duties and tasks assigned.
Knowledge, Skills & Abilities
Education/training
B.A. /B.S. degree
Degree in real estate or finance. preferred
Years of relevant experience
3-5 years of Shopping Center Leasing and/or Management experience including budget preparation
Skills and knowledge
Clear and effective written and oral communication skills
Proven financial, analytical and business acumen
Dynamic, motivated self-starter with a high level of agility
Strategic and innovative professional with strong ability to influence and inspire others
Exceptional people management skills, preferred
Lease negotiation, documentation and administration skills, preferred
Other abilities
Broad industry and business contacts
Extensive knowledge of local, regional and national retail and merchandising trends
Effective organizational and time-management skills
Excellent ability to manage complexity under rapidly shifting circumstances

Certifications/Licenses
Real Estate license is required once employed
Physical work requirements and work conditions
