Given ongoing construction and development plans, our current apartment portfolio of 5,000 plus units is expected to double in the next couple of years and rise to over 10,000 units in the next five years. We're currently seeking a Leasing and Marketing Manager for one of our multi-family properties,

3+ years of experience in leading a sales team.
Candidate will work full-time at The Lofts at Monroe Parke, Monroe, NJ

Must be able to multi-task and adapt to changing schedules that will include some weekends and holidays. This position includes showing apartments within the community.

Edgewood Properties, a top developer and property management company based in New Jersey, is currently looking for experienced Leasing and Marketing Managers to work full-time. Candidate shall have prior experience in a sales or leasing role. We are looking for career-minded professionals who recognize the value of a career path. The ideal candidate will have a minimum of 3 years’ experience leasing at a luxury community. The successful candidate must have strong organizational abilities, follow-up skills, and an attention to detail that often makes the difference with prospective and current residents. Must be able to multi-task and adapt to changing schedules that will include some weekends and holidays. This position includes showing apartments within the community.

The Leasing and Marketing Manager role is primarily a sales position with a strong emphasis on customer service, marketing the community and its units, meeting goals and achieving results. As a Leasing and Marketing Manager, you will manage the sales process, from start to finish; presenting our apartment homes and communities in a compelling way, overcoming objections, building relationships and creating excitement. You will maintain these relationships by providing excellent customer service and helping current residents resolve problems as they arise. A successful Leasing and Marketing Manager must demonstrate strong sales, customer service, organization, multi-tasking and communication skills. Basic computer skill and phone skills are required.

Responsibilities:
  • Preparing lease documents and related paperwork for management
  • Facilitating the move in /move out process
  • Sell the value of the community features as they relate to the customers’ needs to close om a sale
  • Promoting positive resident relations
  • Organize and maintain resident files per company procedure
  • Touring apartment homes and community grounds including models, amenities, and vacant apartments
  • Manage resident renewals and distribute and follow up on renewal notices
  • Respecting the boundaries of confidentiality, fair housing laws and safety
  • Keeping a high level of service in mind with every task while resolving conflict to benefit all concerned parties
  • Ensure a high level of professionalism and customer service
  • Attend all resident events and contribute to the resident retention efforts
  • Greeting all residents, future residents and internal team members in a professional and consistent positive manner
  • Lead management- follow up regularly with potential leads
  • Prepare incident reports and follow up in accordance to the direction of the Community Manager
  • Monitor service requests. Ensure call backs are being completed
  • Manage Broker relations, including managing MLS listings
  • Managing and contributing to positive online reputation management
  • Executing on-site marketing and advertising directives- managing ILSs/ website content/ social media accounts
  • Work with the maintenance department to handle apartment turnovers, move ins, and work order requests and assist in maintaining the cleanliness of show units and tour routes
  • Be a market knowledge expert and prepare monthly market survey
  • Assist in the preparation of newsletters and resident activities.
  • Follows instructions, performs duties with minimal supervision and is a team player
  • Solid business logic
  • Proficiency with Microsoft Office Suite
  • Onesite software experience a plus
  • Responsible for handling resident issues, needs, and complaints in a professional manner
  • Prior management experience in comparable position required
  • Manage other team members, setting expectations, and holding team members accountable.
  • Works effectively with owner, managers and colleagues. Positive and professional attitude at all times
  • Excellent oral and written communications skills, including presentation skill
  • New Construction and Lease Up Sales experience a plus
  • Developing relationships with local Preferred Employers and working with them to cross promote businesses
  • Available for weekend scheduling
  • Signing new Employers to the companies Preferred Employer Program
  • Handle clerical and reception responsibilities as designated by the Property Manager.
  • Ability to analyze and prioritizes task assigned
  • Strong interpersonal skills and problem-solving ability
Basic duties include but are not limited to:
  • Completing telephone and on-site guest cards/traffic reports
  • Opening models and inspecting the tour path
  • Assisting with any other office function that may be delegated by the Community Manager or other staff members
  • Reviewing and auditing lease files prior to being sent to the lease audit team
  • Additional duties as assigned by Management
  • Maintaining organized resident files as per company policy
  • Accepting maintenance requests and efficiently handling resident calls
  • Answering telephones and providing exceptional service
  • Orienting himself or herself with the property and surroundings
  • Following standard office procedures
  • Creating a sense of urgency when making appointments for future residents to visit the community
  • Assisting residents with rental, move-in, and renewal paperwork
  • Asking for the deposit and closing the lease*
  • Preparing coffee and refreshments as requested
  • Specific procedures and criteria may vary from community to community

Qualifications:
Ideal candidates will have:
  • No prior apartment evictions
  • Ability to multi-task
  • Strong customer service background and skills
  • Excellent telephone skills
  • Projection of a professional image by following dress code and appearance standards as set forth by the community
  • Clean criminal background
  • Sales skills
  • Basic typing and clerical skills
  • A positive, upbeat attitude
  • Reliable transportation
