Job Description
Reporting to the Executive Vice President of Operations, the Vice President of Operations has primary responsibility and oversight of a portfolio of properties and directly coordinates the financial, tactical, and strategic management of the assigned portfolio. This position may work from a home office, or office out of one of our properties or regional offices.


What You Will Do


  • Leads operations by directing and coordinating activities consistent with established goals, objectives, practices, and policies of the company.
  • Helps to ensure compliance with federal, state and local laws applicable to project.
  • Supports the Directors of Operations and performs, if necessary, all tasks typically associated with managing staff such as, recruiting, hiring, training, coaching, evaluating and disciplining up to and including termination of direct reports.
  • Provides mentoring and empowers sites to operate self-sufficiently.
  • Leads a multi-site portfolio of military housing, leading both Community Directors and the Directors of Operations to ensure best business practices and profitability for the company.
  • Ensures property management leadership follows up and ensures that all resident requests or complaints are resolved in a timely, efficient, and courteous manner.
  • Serves as operations subject matter expert, participates in corporate initiatives, develops/enhances of policies and procedures, and participates in strategic planning with our government partners.
  • Works with Directors of Operations to improve processes and management methods to generate above budgeted NOI.
  • Implements Hunt Operational Programs to ensure sustainability of the projects.
  • Reports on the progress of all assigned projects. Acts as liaison between on-site management; Asset Manager(s) and upper management and communicates effectively with management when problems or changes occur.
  • Ensures compliance with the requirements and provisions outlined in the associated PPV legal documents.
  • Participates in all property reporting requirements, both internal and external (i.e. DoD reports, Hunt board reports, Lender reports, etc.).
  • Provides professional representation to command, housing, government, and other external parties and maintains an open line of communication with the local and other Government entities as necessary.
  • Oversees the annual operating and capital budgeting process, as well as sustainment planning.
  • Manages ~quarter billion dollar in revenue profit and loss portfolio, while developing and managing relationships with General Officers, Admirals, and base commanders to deliver superior service to our residents.
  • Performs other duties and projects as assigned.
  • Works as operational liaison between Executive Management and portfolio operations.
  • Assists with oversight and confirms Capital Projects are being completed in accordance with the approved budget.
  • Works with Community Directors and Directors of Operations in the development of Annual Business Plans.


Qualifications


  • Experience in managing Military Housing Preferred and
  • Leadership and personnel development skills and the ability to present at a high level.
  • Demonstrated ability to create support and buy-in from staff, vendors, management, and other partners.
  • Strong verbal and written communication skills.
  • 10+ years experience in the property management field Required and
  • High performing, self-starter with excellent organizational and customer service skills, as well as the ability to work independently.
  • Ability to prioritize for self and others, strong organizational skills.
  • Strong experience developing and managing operational budgets. Required
  • Management ability to direct, guide, motivate, and develop staff.
  • Strong computer skills and proficiency with MS Office applications.
  • Must possess and maintain a valid driver’s licenses Required
  • Ability to identify problems and organize efficient solutions, analyze data, and draw valid conclusions.
  • Five or more years' experience managing other employees with direct responsibility for hire, fire, coaching and developing staff. Required and
  • Certified Professional of Occupancy (CPO) Preferred and
  • Certified Property Manager (CPM) through IREM credential preferred
  • Strong financial analysis background, excellent leadership and motivational skills are required.
  • Flexibility and time management skills are critical.
  • Must demonstrate excellent written and verbal communication skills and interpersonal skills, particularly the ability to communicate effectively with all levels of management and industry and government professionals, as well as speak publicly on behalf of the company.
  • Bachelor's Degree in Business Administration, Property Management, or other related fields. Preferred


Compensation


We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $178,500 - $215,000 (or Max if needed), exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
