Retail Construction Project Manager

JOB SUMMARY:

The Retail Development Project Manager is the point person for Retail Construction Projects, including New Stores, Relocations and Remodels. They are responsible for coordinating all facets of the construction process, from start to finish, to ensure that their projects are managed in a timely manner and within budget.

JOB RESPONSIBILITIES:

• Pre-Construction/Bidding Phase

• Participate in weekly project and construction meetings and communicate internal updates regarding all projects.
• Negotiate fees and other associated costs.
• Ensure that works are completed on time and in conformity with design.
• Have at least two construction site visits per project and distribute Site Reports for each visit.
• Ensure proper close-out of all projects.
• All other duties or projects as assigned.
• Oversee/support/Maintain project schedules for multiple projects at the same time.
• Verify payments to vendors and contractors and negotiate any proposed change orders- Follow-up on punch list items, ensure inspection of completed works.
• Partner with Leasing, Merchandising & Retail Teams in development of projects.
• Maintain and update project files, documents, drawings, etc.
• Establish bid lists / instructions, analyze bids, and award contract.
• Optimize timing and costs for store openings /renovations.
• Maintain constant dialogue with supervisors regarding status and progress of projects.
• Closeout/Punchlist Phase:
• Produce purchase orders for owner-supplied items and coordinate dates of delivery.
• Construction Phase:
• Bring jobs in on time and on budget.
• Ensure that bid packages are complete.
• Continuously look to value engineer & recognize cost savings in process & practices.
• Work closely and coordinate project scope with Design Team and various consultants: Production Architect, MEP/Structural Engineers, Millwork Vendors, Code Consultants, etc.
• Draft and regularly update project progress and cost control charts.

KEY PERFORMANCE INDICATORS:

• Project Deadlines, Budget, Project Close-out/Punchlist Completion

REQUIREMENTS:

EDUCATION:

• BA required (Preferred in Construction Management).

EXPERIENCE:

• 5+ years of Construction Project Management (preferably in high-end retail).

SKILLS:

• Ability to interact well with vendors, contractors and corporate Team members.
• Strong verbal and written communication skills.
• Ability to read architectural plans and schematic drawings.
• A general knowledge of standard operating procedures in regard to HVAC, plumbing, electrical, etc.
• Familiarity with both UNION and Non-UNION based vendors, contractors, and Mall Personnel (Simon, Macerich, GGP, Taubman, etc.).
• Ability to work well under pressure & handle multiple projects while maintaining deadlines.
• Proficiency in MS Office, primarily Word, Excel, Outlook, PowerPoint and MS Project.

PHYSICAL & TRAVEL REQUIREMENTS:

• Must be able to drive a car.
• Must be able to travel via airplane within the U.S. and Canada for more than 50% of the time.
• Must be able to work 8 hours per day.
• Must be able to work in normal office conditions.

The salary range for this role is $100,000 - $110,000 for the NYC region (based on skills, experience and with differentials applied if outside of NY.)
