JOB SUMMARY

The Real Estate Analyst position is responsible for collecting and analyzing demographics, mapping, competitive analysis, and site level research. This position provides support to Real Estate by assisting in the analysis of our current network of stores, identifying new markets for expansion, and preparing management approval packages (MAP’s) for new to industry stores, raze & rebuilds of existing stores, relocation of existing stores, and the acquisition of competitive stores.

DUTIES & RESPONSIBILITIES

• Analyze existing network and provide data to Real Estate teams to support their development efforts.
• Provides research for potential site acquisition opportunities, including, but not limited to ownership, legal records, zoning, traffic information, permitting regulations, competition intrusion, and comparable sales. Collaborates with landowners, real estate brokers, developers, development consultants, as well as city, county, and state officials to obtain information about potential or existing sites.
• Works with Operations, Construction, and Finance to develop sales and expense projections for development projects.
• Collaborates with the Real Estate team, Developers, Project Management Partners, and Operations to execute the Real Estate Development Plan. Tour new/assigned markets for the purpose of creating (or updating) segmentation plans.
• Performs other job-related duties as required.
• Actively researches and monitors the growth plans of competitors; maintains a database listing and mapping of those growth plans, both confirmed and/or rumored.
• Prepare financial modeling to evaluate new to industry, raze & rebuild, relocation and single site acquisition opportunities, utilizing a template developed by Circle K, and in cooperation with Finance and Facilities Department partners.
• Prepare ad hoc real estate analyses and mapping requests for senior management.
• Help maintain databases for analysis.

REQUIREMENTS

• Ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals.
• Physical Demands: Work requires frequent sitting, standing, walking and use of keyboard/computer. Work requires occasional bending, reaching and lifting/moving up to 35 pounds. Work also requires driving and some light traveling. Work is subject to tight deadlines and interruptions can be stressful.
• Working Conditions: Normal office environment with little or no exposure to adverse working conditions. Work may occasionally include long hours (early mornings, late evenings), weekends, and overnights. The position requires automobile travel, and possible air travel, with field work across North America.
• Degree in Real Estate, Business, Finance, Geography, or related field with one to years experience in commercial real estate analysis and market research.
• Strong negotiating skills and the ability to critically review legal documents to reflect negotiated transactions.
• Strong knowledge or aptitude to quickly learn, navigate, and use GIS/desktop mapping packages and other real estate software as needed.
• Knowledge of Microsoft Windows Operating System and a strong proficiency in Microsoft Excel.
• Strong communication skills to read, listen, understand and communicate information and ideas in a clear and understandable manner, both orally and in writing.
• Ability to process information including gathering, assessing, coding, organizing, auditing and verifying data.

PREFERRED QUALIFICATIONS

• Experience with Power BI, Alteryx, Kalibrate Location Intelligence (KLI), and Google Earth.
• 2+ years relevant work experience with analytics, real estate, or finance.
• Advanced Microsoft Excel proficiency, including knowledge of lookups, pivot tables, and power queries.
• Knowledge of and experience with statistical analysis
• 1+ years working with a national or international retailer.
