How You’ll Make an Impact

The Pre-Construction Project Manager manages assigned pre-construction activity for VIOC Acquisition projects. Accountable for site scoping, confirmation, and documentation of existing conditions, developing project scope of work, project budgets and timing, delivery of required due diligence, coordination/development of construction documents, utility coordination, and all permits/zoning activities. Must be able to work in a team environment and work closely with outside consultants. The position may flex into new ground-up projects as well. Travel is required. In the role, you would be responsible for:

• Collaborating with company Real Estate, Legal, Acquisitions, Operations Groups, and Manager of Pre-Construction to determine the scope of work. Oversee conceptual site plan and brand standard compliance documentation and develop preliminary site build-out budgets.
• Coordinating utility applications and account setup for all assigned projects. Coordinating installation schedule with Construction Project Manager.
• Managing permit/entitlement work from conception through permitting on acquisitions and remodels necessary to meet VIOC Corporate store opening goals. This includes administrative approvals, development approvals, planning commission/city council approvals, special use/variance, rezoning approvals, and attendance of necessary pre-application conferences and Planning Commission/Zoning/Community meetings.
• Delivering site investigation reports and necessary due diligence work. Providing necessary timelines required for the execution of purchase/lease agreements.
• Overseeing site/architectural design firms to develop required construction documents in tandem with the assigned Construction Project Manager, including interaction with internal organization departments, EH&S, legal, and real estate to ensure projects approved meet environmental, safety, and regulatory compliance guidelines.

What You’ll Need

• Contract analysis and negotiation, and utility application and coordination
• Understanding of development and construction processes
• Strong communication and organizational skills
• Must be authorized to work in the U.S.
• Experience with construction budget and timeline development
• Minimum of three years of entitlement/project management/coordination
• Strong interpersonal and teamwork skills
• Bachelor's Degree in Construction Management, Engineering Management, Architecture, or equivalent experience
