Job Description

The Assistant Project Manager will assist the Project Manager in the budgeting, planning, scheduling, and buy-out of the construction project. This role includes communicating and collaborating with Owners, Development, Project Engineers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will work closely with the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. The Assistant Project Manager will take on responsibilities from the Project Manager as project management skills are learned.


Position Functions


  • Other duties as assigned
  • Enforce that project specifications and design are met and adhered to
  • Review each phase of documents and fills gaps in scope while providing trackable feedback in a collaborative manner that sets the standards for document quality.
  • Help to manage the design teams in cooperation with the pre-con team, working closely with the Developers through the process.
  • Prepare or aid in preparation of outline specifications and proposals for Pre-construction projects
  • Assist with the bid process and GMP process. Set the standard for scope of work definition, package creation, plan room process, and bid tabulation.
  • Bid projects and aid with contracting with all subcontractors and purchasing of all materials for each assigned project
  • Assist Project Manager in review of actual costs of each project based on information provided by the Accounting Department and project monthly “cost tracking” forecasts
  • Monitor all OSHA Construction Safety Standards including reporting
  • Ownership of all project documentation, submittal, and tracking, including: all RFIs, inspection report logs, notes from OAC meetings, submittal packages, and change order coordination. Construction Document (CD’s, Architectural/Civil Plans) control and filing including RFI’s, ASI’s, CCD’s document coordination including working with consultants, architects, engineers, etc.
  • Lead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements.
  • Adhere to pre-qualification standards and process for MC vendors in various markets.
  • Prepare cost estimates for proposals and bids in conjunction with the pre-con team. Solicit bids and estimates from subcontractors and suppliers. Prepare work scopes, subcontracts and purchase orders
  • Team closely with the Project Manager and Project Superintendent to lead all aspects of a construction job. Play a role in developing the schedule and budgets for the project.
  • Cost evaluation and plan review of pre-construction proposals and projects


Requirements


  • Three to eight years proven experience in multi-family and/or commercial construction operations, including project management, scheduling and estimating/budgeting
  • Bachelor’s Degree in Engineering, Construction Management, or related field
  • Experience with multiple delivery methods
  • Field management experience and/or constructability understanding
  • Experience building and developing subcontractor relationships
