Job Description

Position Purpose

Coordinates and monitors the various procedures that are designed to expeditiously complete Real Estate projects and other Regional Real Estate related activity. Key customers include Real Estate Manager, Real Estate Representatives, Construction Manager, Area Construction Managers, Vendors and Regional Division and Home Office Staff.

Principal Accountabilities

In addition to following McDonald’s policies and procedures, principal accountabilities include, but are not limited to:

Relationships

  • Maintains relationships with, and may source, outside consultants, contractors, brokers and suppliers.
  • Works closely with the National Real Estate Manager, Transaction Manager, Construction Coordinator, Development Coordinator and Real Estate Paralegal to monitor and expedite the Development process.
  • Fosters the Development Team approach within the Field Office.

Cost Management

  • Reviews, reconciles and processes soft costs expenses related to Real Estate transactions or other Real Estate related activities (titles, surveys, aerials, soils, consultants, etc.).
  • With Construction Coordinator, ensures that Development costs are reviewed, monitored and updated as necessary.

Process Management

  • Publishes and maintains Development Team reports.
  • Collects, inputs, and provides information that supports the planning process.
  • Communicates and implements corporate policies
  • Reviews and Analyzes title and survey to identify any issues which may impede the development or use of a McDonald’s restaurant.
  • Monitors updates and assist in the coordination of key project schedules and processes to facilitate the execution of the Development Plan.
  • Expedites and ensures the resolution of all conditions required to close a Real Estate transaction and release to Construction (title, survey, environmental, closing documents, etc.).
  • Facilitates and actively participates in Development meetings.
  • Ensures that site files are organized, maintained and updated.
