LEASING AGENTS
The Leasing Agent is in the position of highest visibility. They are the person with whom most prospective residents first come in contact. The first impression of the Leasing Agent can make or break the crucial first impression of the management. A qualified new resident is the ultimate goal in a series of events that are the Leasing Agent's primary responsibility.
Appearance & Attitude - Leasing Agents should always dress professionally and maintain a positive and professional attitude. Project an image of confidence, competence, and congeniality.
Closing Prospective Residents - Leasing Agents must always put their "best foot" forward> They MUST convey a visual image over the phone that will convince a prospective resident to go NOW and see this fantastic property. When showing an apartment, they must convey ENTHUSIASM and a GENUINE INTEREST in people. Closing techniques should continually be practiced and perfected.
Preparing the Product - The Leasing Agent is often the person designed to assure that the leasing office, models, model path, and market ready apartments are clean, neat, and attractive at all times. It's difficult to sell a product that is not in "tip-top" condition.
Know Your Competition - It is important that the Leasing Agent be aware of what the competition is offering - rates, concessions, amenities, size, condition of property, etc. This knowledge must constantly be updated as the market changes.
Qualifying Prospective Residents - Leasing Agents are responsible for ensuring applications are properly completed, and for verifying applications in accordance with company standards.
Rent Collections - Leasing Agents are usually the primary person to accept and post monthly rents, as well as deliver delinquency notices.
Resident Relations - Leasing Agents must maintain an efficient and business-like manner with good public relations at all times. They are frequently the ones to deal with resident complaints and requests, and should be able to handle the majority of these situations in the Manager's absence.
Manager Assistance - The Leasing Agent's secondary function is to assist management in whatever way possible after compliance with primary leasing responsibilities. The Leasing Agent should be capable of "holding down the fort" in the Manager's absence.
Personal Development - The Leasing Agent should strive to continually broaden his/her knowledge of company policies and procedures, as well as sharpening his/her leasing skills. As this is most often the "entry level" position in the property management field, the Leasing Agent should attempt to learn and increase their knowledge from observation of other office personnel. Attending seminars and reading literature relating to property management are also excellent ways to prepare for advancement opportunities.
