The Position Roles And Responsibilities Include
As Land Acquisition Manager your role will be to identify, access and secure prime land for our residential clients. Your ability to understand the local land market in today's current real estate climate will provide a challenging and rewarding role.
  • Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams
  • Identify and qualify potential land acquisitions in alignment with company and client goals
  • Perform land use and financial analysis to complete feasibility analysis on various parcels of land
  • Source and identify land suitable for acquisition and development for residential subdivisions by conducting the necessary market research and due diligence
  • Review and monitor purchase agreements to ensure scope of work is met
  • Develop business community relationships and scout other avenues for possible acquisitions
  • Prepare documentation and analytics for corporate approval for land buys
  • Project manage all land acquisition activities to ensure a successful outcome
  • Determine land values in the specific market by checking like property sales by means of public records, developers, and other professional affiliates
  • Negotiate the acquisition of properties directly with landowners, attorneys, or brokers to secure the best price
  • Coordinate joint venture agreements or joint venture management agreements as appropriate
  • Prepare land valuation analysis and corporate budgets
  • Coordinate land entitlement and planning activities with various governmental agencies
  • Manage the land/lot purchase contract process with division counsel, outside counsel, and region counsel
  • Collaborate with the development team and civil engineers to complete the full site analysis and costs
  • Collaborate with the Land Development Department on potential development communities
Position Qualifications
  • Proficient with current land acquisition strategies and sourcing methods
  • A degree in either Construction Management, Real Estate Development, Civil Engineering or Land Surveying or equivalent work experience.
  • At least 5-10 years of experience in land acquisition, civil engineering, land development, project management and/or entitlement of residential subdivisions.
  • Strong communication and negotiation skills and the ability to partner with our clients
  • Knowledge of the local real estate market and at least 5-10 years of residential land acquisition experience
