JOB SUMMARY: The Land Acquisition Director is responsible for finding, acquiring and prioritizing land acquisitions for the division. The Director will scrutinize all property deals and find land in areas and price ranges consistent with the Division's land strategy, while optimizing the return on investment and minimizing risk to the company. Additionally, the Director will play a key role in preparing the annual Market Strategy, a report which outlines product, pricing, and location strategies for the Division. ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Develop and maintain relationships with brokers, bankers, equity partners and individual sellers
  • Develop feasibility package for each deal outlining assumptions made to underwrite the deal. Distribute the final package to each department manager for review and comment. Organize a meeting with each respective department manager to discuss further and adjust strategy accordingly.
  • Direct the preparation of the annual Market Strategy, a report which outlines product, pricing, and location strategies for the Division.
  • Aggressively search for land deals to place under contract. Build relationships with local land owners and brokers. Schedule meetings and work directly with the banks and equity partners if a Joint Venture is involved.
  • Negotiate contracts with sellers, develop land committee package and present deals to Corporate land committee.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education:
  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required; Masters Degree preferred.
Experience:
  • Market research and financial analysis experience a plus.
  • Previous experience working with City and County Governments regarding land purchases and entitlements preferred.
  • Must have 7-10 years of experience in land acquisition and contract negotiation in construction or related field.
  • 2 years of direct Management and/or Supervisory experience.

  • Demonstrated leadership capabilities, including strategic planning, motivating teams, employee development, and being results oriented
