Manages space allocation, office and equipment moves Manages associates engaged in the building, grounds and maintenance functions of the locations. Initiates and manages the Preventive Maintenance Programs of equipment and facilities. Ensures that Preventative Maintenance Programs are performed in a timely manner, and that all equipment is maintained and documented according to DOT regulations, OSHA, building codes, and company policy.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following. Other duties may be assigned. Directs and prioritizes daily workload of facilities associates, including but not limited to painting, structural repairs, maintenance inspections, minor construction, electrical and HVAC projects, refrigeration maintenance, etc. Also responsible to direct workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, raking and disposing of leaves and refuse, snow and ice removal, etc. Directs employees or outside contractors engaged in cleaning of the facility and janitorial services ( i.e. rug supplier, first-aid vendors, Test Kitchen cleaning); helps establish and monitors compliance to division and company programs. Responsible for maintaining and auditing division Emergency Response needs, to include fire and emergency evacuation drills, fire extinguisher program, security of facilities, OSHA compliance, etc. Requisitions tools, equipment, and supplies for facilities' maintenance needs; insures compliance to US Foods requisition processes and preferred/required vendors. Analyzes cost estimates, helps to source qualified contractors/vendors, and prepares and presents recommendations to VP of Operations when changes are required. Works in conjunction with Director of Operations to insure smooth working relationships and operational efficiencies between departments. Interacts with both Warehouse and Transportation supervisors and personnel, as well as other departments. Responsible to ensure clear communications and project timelines with all as needed.
EDUCATION and/or EXPERIENCE : relevant experience can be submitted in lieu of degree. At least one year of prior Facility Maintenance Supervision or Warehouse/Operations management required. Requires knowledge of HVAC, Ammonia Refrigeration systems, electrical systems and general plumbing, OSHA, HAACP, building codes, etc. Requires proficiency with Microsoft Office applications (Word, Outlook and Excel) Requires strong Interpersonal and communication skills for working cooperatively with individuals at all levels of the organization.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to use hands to finger, handle, or feel and talk or hear. The employee is required to reach with hands and arms. The employee must frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pound. Requires daily walking and travel between departments, as well as driving between the Area locations. Specific vision abilities required by this job include close vision, distance vision, depth perception, and ability to adjust focus.
WORK ENVIRONMENT: Requires work in the office, warehouse, garage, and physical properties of the facilities. Must be ale to work in temperature extremes, including outside temperature changes and inclement weather conditions, to freezer and cooler and dock environments within the warehouse.
