Job Description
NextPath Career Partners is currently seeking a Chief Operating Officer to join our client’s team in Tampa, FL. This is an onsite, direct hire position.


SALARY: $100-120K (depending on experience)


Requirements


  • Must be proficient in MS Excel, MS Word, Outlook, and Windows.
  • Ability to write routine reports and correspondence.
  • Project Management software; Spreadsheet software and Word Processing software.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Bachelor’s degree in Public Administration or Business Administration or related area and at least 10 years in program/project management and/or 7 years in nonprofit organization.
  • Bilingual language skills is an added plus.
  • A Masters in Public Administration or Real Estate and/or Business Administration is an added plus.
  • Knowledge of Accounting software; Contact Management systems; Database software; Design software; Development software; Human Resource systems; Internet software; Inventory software; Manufacturing software; Order Processing systems; Payroll systems;


Responsibilities


  • All other duties as assigned by the CEO.
  • Supervision and oversight of all Operations, Real Estate and Facilities Department members.
  • Manages, coordinates and monitors the implementation and evaluation of all strategic initiatives.
  • Represents the company when meeting and interacting with elected officials, private landlords, housing advocacy groups and organizations, community associations, and other agencies.
  • Provides quality assurance, develops quantitative and qualitative reports and findings to guarantee housing programs and facilities have met goals.
  • Attends meetings relevant to programs and facilities as requested or assigned. Responds to phone calls, email, snail mail and other communication.
  • Implements the development of organization policies and procedures for operation, real estate and facilities management.
  • Oversees all aspects of real estate; apartment complexes, housing programs and land banking, etc.
  • Oversees facility and business operations of all sites and services. Ensures that attainable housing programs and services are meeting the needs of the residents and operating efficiently and effectively.
  • Evaluates the feasibility of opportunities and develops business plans and projected budgets.
  • Professionally represents the company to a variety of audiences and interacts effectively with internal and external constituencies.
  • Negotiates with owners, landlords, banking institutions, and local government housing officials.
  • Responsible for coordination of housing grant proposal and contract development and management with federal, state, and local government funding sources, including programmatic reporting and fiscal reporting with support of Finance Department.
  • Encourages employees to maximize performance and dedication by setting comprehensive goals for performance and growth, holds continuous conversations, provides development and recognition.
  • Prepares written reports and materials necessary to comply with attainable housing funding which include but are not limited to; CDBG, HUD, SHIP, SAIL LIHTC, etc.
  • Demonstrates an understanding of the organization’s mission and strategic plan.
  • Coordinates implementation of Emergency Preparedness Plan.
  • Works well within an urban community setting and has good communication skills and a mind-set for community development and resident engagement.
  • Oversees development, implementation, and evaluation of housing programs and services in accordance with the organization’s strategic plan, contract guidelines, requirements and interests of the community.
  • Establishes, maintains, and monitors all facilities operational systems accordingly and ensures that facilities rentals are achieving their revenue goal.
  • Oversees all aspects of operations and facilities including; maintenance, rentals housekeeping, IT and phone system.
