The Opportunity

The Construction Loan Specialist acts as a development team partner liaising with borrowers, general contractors, architects, government agencies, title companies, trustees, and other exterior contacts. Interacts closely with mortgage banking, underwriting, closing, servicing, corporate accounting, and any other functional business units. Manages all construction administration requests including draws, change orders, escrow advances, occupancy documents, cost certifications, etc. The specialist will manage a complex portfolio of market rate and affordable construction loans focused on mitigating risk and best supporting the projects through construction complexities via HUD guidelines and Berkadia policy.

What someone will need to be successful in this role

• Requires initiative, accuracy, diplomacy, and professional conduct.
• Strong verbal and written communication skills.
• 5 or more years’ experience in Commercial Real Estate preferred.
• Construction administration, HUD, and affordable experience preferred.
• Ability to work independently with minimal supervision and as part of a larger team with a demonstrated flexible attitude.
• Comfortable in a high-volume and fast-paced environment
• Bachelor’s Level Degree or relevant work experience preferred.
• Excellent interpersonal skills- must be confident and comfortable in speaking with internal and external team members.
• Detail oriented and process oriented.
• Excellent organization and time management skills.
• Advanced proficiency in computer applications using word, data processing and spreadsheets.

Responsibilities

• Review and execute FHA Forms and supporting documentation for accuracy prior to the submission for approval. Processes include, but are not limited to, construction draws, change orders, change order releases, permissions to occupy, and reserve releases.
• Monitor and maintain concise, up-to-date status on each project including risk metrics, pending requests, and monthly processes.
• Work closely with borrowers, contractors, architects, title companies, HUD partners, and Mortgage Bankers on day-to-day processes, leading all inquiries in a timely manner to resolve issues and support the critical path of construction.
• Build and maintain productive working relationships with industry partners including HUD regional staff by attending industry calls and reginal conferences.
• Use affordable experience to assist the team with unique affordable deal structures and building string relationships with internal and external affordable partners. (tax credits, syndicators, agency products, etc)
• Coordinate, monitor and administer all phases of construction administration for 221d4, 223f, 232 and other FHA Construction Loans programs. Loans include affordable, healthcare, and market rate projects across the United States.
• Prepare funding documentation for various warehouse lines.
• Prepare securitization documentation for the issuance of the GNMA Security.
• Works with management on appropriate responses and decisions regarding risk assessment of loans including comprehensive reviews of construction draw requests, MDDR reporting of delinquency, loan document reviews and Borrower requests.
• Generate monthly billing statements, following through with the collection and posting of payments, including by not limited to, interest, principal, taxes, insurance, MIP, replacement reserves, and extension fees.
