JOB GOAL:
The Assistant Director of Maintenance & Operations is responsible for assisting in the overall coordination of comprehensive maintenance and repair programs for all physical facilities of Little Rock School District in order to maintain physical school facilities in a condition of operational excellence, cleanliness and safety so that full educational use them may be made at all times. Other essential duties and responsibilities are listed below. Additional duties may be assigned.
TERMS OF EMPLOYMENT:
Twelve (12) month (245 days) contract - Pay 802 – Range 120, plus benefits package. NOTE: Precise placement within the salary range will be determined based upon experience. FLSA: Exempt.
Salary Range: $57,109 - $99,227
MINIMUM QUALIFICATIONS:
- Minimum Academic Requirement – Bachelor’s degree in Construction Management, Engineering, Business Management or related management and/or industry fields or hold an active Electrician, Plumber, HVAC, Mechanical, or Contractor’s license. Arkansas Facilities Director Certification preferred.
- Minimum of ten (10) years of experience in a plant or building maintenance, educational facilities desired.
- At least 5 years of experience in supervising or managing a complex maintenance program.
- Comprehensive knowledge of the principles of building maintenance, construction, building security, grounds maintenance and athletic facilities.
- Fundamental knowledge of the principles of financial programming, planning, management, and maintenance and repair of physical facilities and real property.
- Ability in effective written and oral communications, computational skills, organizational skills, budgeting, and problem solving related to maintenance, repair, construction and operations.
- Demonstrated knowledge and skill in utilizing a computerized maintenance management system (CMMS).
- Demonstrated knowledge and skill in utilizing a building automation system (BAS) for HVAC and lighting controls.

- Assists with the overall coordination of comprehensive maintenance and repair programs for all physical facilities of the Little Rock School District.
- Assists with developing programs to ensure the adequate inspection of all buildings, grounds and installations to determine that high standards of workmanship and cleanliness are maintained.
- Responsible for determining the maintenance, repair, grounds keeping and custodial requirements for all school and administrative buildings in the District are met.
- Assists to ensure that standards applicable to operations, maintenance and repairs are consistent with applicable laws and codes.
- Assists to organize and execute a program of preventive maintenance measures as required by the Arkansas Department of Education.
- Assists with developing programs and plans for dealing with emergency situations with regard to the operation and maintenance of all District facilities.
- Responsible to stay informed of latest trends, products and best practices in facilities management.
- Assists in the recruitment, employment, assignment, transfer or dismissal of Maintenance & Operations personnel in accordance with applicable personnel policies and procedures.
- Assists with the oversight of custodial support staff to provide technical assistance, manpower and operational recommendations on custodial matters to school principals. Provides custodial direction only in cases of emergencies as required and temporary cleaning crews to provide District-wide support.

Mental Functions, Physical Requirements, and Working Conditions:
While performing the duties of this job, the employee is regularly required to sit, stand, walk, go up and down stairs, operate foot and hand controls, use a telephone and write. This position requires accurate perceiving of sound, near and far vision, depth perception, handling and working with educational materials and/or objects, and providing oral information. Must have the ability to work for the duration of the daily contracted time period, and to be physically present and at assigned work, with only infrequent unexcused absences, during the contract year. Additional technical skills, knowledge, and abilities may be recommended by immediate supervisor and approved by the Human Resources Director.
