Analyst, International Development & Asset Management
Based in New York, the Analyst, International Development and Asset Management will have exposure to US, Europe, and Asia real estate investments. Reporting to the Vice President the Analyst will interact with and assist the team in ensuring that business plans are executed to optimize returns from development through stabilization, hold period and exit. The position will require collaboration with Portfolio Management, regional Investment teams and senior leaders within the company on internal and external initiatives.
As an Analyst, International Development & Asset Management You Will:
- Develop in market relationships with service providers and the brokerage community to constantly revaluate asset competitive positioning relative to rents, lease terms, vacancy, supply/demand fundamentals, construction costs, pricing parameters and capital market trends
- Review and contribute to acquisitions process initiated by Investment teams and joint venture partners. Maintain data tracking relevant to investment underwriting and recommendations (e.g., operations and leasing performance, construction cost, capex budgeting, regulatory risk)
- Prepare hold/sell analyses, internal valuation reviews, venture, and asset level investment performance updates for presentation to the Investment Committee in collaboration with the Investment team
- Assist International Development and Asset Management team in oversight and day-to-day management of multiple property types spanning multifamily residential, student housing, industrial, office, data center, and self storage
- Collaborate with regional Investment teams in the due diligence process for new investments, developments, and asset disposition underwriting assumptions (market rent, rent growth, expenses, lease recovery structure, etc.)
- Travel to assets to meet with onsite teams and joint venture partners as needed
- Contribute to the annual business plan and budget underwriting for existing income producing properties through analysis of current year and historical financial and operational performance
- Build a comprehensive understanding of the competitive landscape and economic trends for assigned assets and venture coverage, and help present proactive findings internally as needed
- Assist in furthering key asset management initiatives to create, enhance, streamline, and standardize various performance tracking and/or reporting templates
Your Background:
- Demonstrated experience in analyzing complex investment issues and developing and executing investment strategies to achieve results and mitigate risk.
- Bachelor’s degree; preferably in Real Estate, Finance, Accounting or a related discipline with strong academic credentials and a passion for real estate
- Preferred 1-2 years of asset management or investment and development experience in the real estate industry
- Advanced financial modeling skills and user of MS Office suite (Excel, Word, PowerPoint, Outlook, OneNote). Proficient in Argus, Yardi, RealPage or similar pro forma, financial record systems, and revenue management/leasing tools
