· Direct, oversee and maintain required documentation for energy management and conservation and preventive maintenance programs

· Interpret all management policies of hotel to promote sound labor/management relations.

· Maintain effective energy management and preventive maintenance programs.

Primary duties and responsibilities include, but are not limited to, the following:

· Must possess sufficient mathematical skills needed to complete schedules, forecasts and budgets.

· Obtain required licenses and permits to ensure full compliance with codes, regulations and safety standards

Experience with property management or related (training will be provided)

Act as lead management decision-maker for the campus during evening and overnight shifts

Strong customer service skills and experience

Business Administration or Sports Management degree

Schedule, direct and manage property maintenance projects ensuring the proper care of the campus

Approach responsibilities with ability to think strategically, plan thoughtfully and execute efficiently and effectively.

Orientates property management staff to mission and values of TNDC. Develops an ongoing education plan to support staff’s professional growth.

Five years of progressively responsible residential property management experience and familiarity with commercial property management.

Oversees preparation and management of building annual operating and capital budgets for all buildings.

Oversees negotiation and management of service and other contracts.

Develops and maintains reporting systems to provide timely information to Board of Directors, Executive Director, Management Team, lenders and regulatory agencies.

Oversees management of all buildings and properties.

15 or more years of previous business/operations management experience in a real estate operations environment

Work closely with Regional Directors to ensure property management revenue, expense, staffing and training goals are achieved

Support change management in the organization to ensure proper documentation and training is provided to impacted employees

Ability to effectively manage a diverse group of remote managers

Ensure all training requirements are completed timely

7 or more years of supervisory experience

2 years of direct team lead, supervisory or management experience

Identifies and manages existing and emerging risks that stem from business activities and the job role.

Proactively identifies opportunities to improve operational effectiveness, member experiences and processes providing feedback to internal partners

Facilitates and guides employees through skill identification and developing for career progression Supports projects by serving as a subject matter expert.

Experience using and interpreting data to make decisions

Demonstrated leadership, initiative, customer service and/or claims handling skills

10 or more years of previous business/operations management experience in a real estate operations environment

Provide management and leadership to assigned property and book of business.

Manage the functions of a team within a property while maintaining standards of excellence for processes, methods and personnel.

Maintain knowledge and understanding of the contract between the association and FirstService Residential. Ensure all contractual obligations are being met.

Initiate contact with new residents.

Conduct site inspections regularly, identify deficiencies and provide recommendations and action plans in order to improve the property.

Oversee all construction projects and ensure property maintenance/improvement and other related projects are completed on time and within budget.

Portfolio management: 3 years (Required)

High School diploma or equivalency certification required; technical school and/or CAMT certification, preferred.

Basic computer skills (email, internet, etc.).

3 years as a Portfolio Manager

Class A Luxury Apartment Experience

Positive influencing, interpersonal, and communication skills are essential.

Project management, data entry, and administration experience

Warranty Management – Deploy technicians for warranty claims on Parity’s sold homes
