Parity is seeking a part-time, 1099 Property Operations Manager to manage the administrative components necessary to remain compliant across Parity’s growing portfolio of properties. The role is best suited for an individual with strong data management, data entry, operations, and standard operating procedures (SOPs) experience. This role has an anticipated start date of April 2023, and applications will be accepted until the role is filled.

Role Activities
As the Property Operations Manager, you will build out and oversee the processes that make our real estate development and business operations more efficient and streamlined. You will manage the growing portfolio of Parity’s 30+ properties. We expect you to have a strong background in administration, data entry, and project management.
Parity will train the right candidate in all of the below real estate related activities.
- Property Acquisition – Coordinate acquisition efforts across the Parity footprint including researching and contacting absentee owners
- Pre-Construction – Secure the appropriate city and state entitlements to begin development of properties
- Utilities – Coordinate BGE and DPW shut offs and turn ons
- Property Taxes and Bills – Coordinate with bookkeeper on payments and make property tax exemption applications
- Insurance – Coordinate with Parity’s insurance broker on general liability and builders risk policies roll-ons and -offs
- Compliance – Oversee property registration, and triage city citations, and other compliance requirements
- Warranty Management – Deploy technicians for warranty claims on Parity’s sold homes
- Ground Rent Redemption – Oversee the redemption of any open ground rent policies
Requirements
- Project management, data entry, and administration experience
- An independent self-starter who assumes full responsibility for his/her work
- Ability to juggle multiple pieces of data, moving targets, and complexity
- Strong and demonstrated written and verbal communication skills
- Experience with database management
- Extremely detail oriented and excellent problem-solving skills
Salary & Location
- Ideally, 2 days in the office, and the remainder of the week remote
- Ideally, located in the Baltimore metropolitan area
- $1,000 - $1,200 per month, for 20 hours per week, commensurate with experience
