Multifamily Assistant Project Manager Jobs in Florida

Minimum of 4 years experience in hands on multifamily asset management and/or property management

ADDITIONAL ASSET MANAGEMENT JOB RESPONSIBILITIES

Bachelor's degree (BA/BS) from a four-year college or university (prefer science, real estate, business or finance)

Assist in monitoring property valuations and identifying opportune moments to sell / refinance current property.

Review and improve property operations including but not limited to leasing, marketing strategy/spend, expense analysis, staffing, maintenance efficiency, and property condition.

Negotiate major vendor contracts and pursue portfolio wide expense reductions through vendor bidding

The minimum education and experience needed to be successful in the job

Verify TTC material deliveries and comply with procurement requirements.

Perform quality control duties and responsibilities regarding the work being installed.

Basic computer skills including Microsoft Office.

Although other duties may be assigned as needed, the key responsibilities and duties of the job are:

Deliver to property management organized construction closeout documents for review and archiving. Provide missing or requested documentation pertaining to project

Participate in selecting contracting vendors with the project managers including drafting scope to be included in contract document

Issue, track and verify correct plan revisions are given to subcontractors

Observe, gather and maintain thorough and accurate data from project visits and inspections for attendance and input at all critical meetings

Participate in the determination of preliminary and revised construction schedules

Verify necessary safety and environmental documentation is completed, up-to-date, and accessible

Assist in the management of day-to-day project activities to meet project schedule, quality, and budget objectives

Communicate on a timely basis, project needs to management, field team, and subcontractors

Create, distribute, and complete project punch list, assuring smooth product transition to property management

Minimum of 1 year of experience in the construction field, with a focus on multifamily and/or commercial building projects

Prepare for and participate in all onsite subcontractor meetings

Monitor project environmental status to ensure full and continuous compliance with all environmentally related rules and regulations.

Skilled in negotiation and project management

Compiles and presents asset management reports to clients, supervisors, and senior executives.

Highly skilled in math and finance

Manages company complexes according to investment preferences and goals.

Coordinates with property managers, regionals, and other third parties.

Meets with the CEO to assess asset status, needs, risks, goals, and progress.
