Job Description
Position Summary
We are seeking a highly experienced and dynamic individual to join our team as the Vice President and General Manager for Fashion Island. As the VP and GM, you will be responsible for overseeing all aspects of the shopping center's operations, driving its strategic direction, and ensuring an exceptional shopping experience for our customers. You will lead a diverse team and work closely with tenants, vendors, and stakeholders to achieve business goals and uphold the center's reputation as a premier fashion destination.

Job Duties
Strategic Leadership:
  • Stay updated on industry trends, market dynamics, and customer preferences to identify new business opportunities and ensure the center's competitive positioning.
  • Foster strong relationships with key stakeholders, including tenants, retailers, community partners, and local authorities.
  • Develop and execute a comprehensive strategic plan for Fashion Island to drive growth, enhance tenant mix, and improve overall performance.
Operations Management
  • Implement and maintain high operational standards, including cleanliness, safety, and security, in collaboration with the operations team.
  • Collaborate with Construction Services, Design and Development on tenant improvements, common area enhancements and new development projects to ensure operational needs are addressed and customer experience issues are mitigated.
  • Nurture relationship with NBPD, NBFD and City Management.
  • Develop and manage annual budgets and forecasts, monitor financial performance, and optimize cost-efficiency without compromising on the center's quality and service standards.
  • Oversee day-to-day operations of the shopping center, ensuring a seamless and efficient customer experience.
  • Oversee rent collection and maintain low A/R
Tenant Relations And Leasing
  • Collaborate with the leasing team to identify potential tenants, negotiate lease agreements, and ensure optimal tenant mix and occupancy rates.
  • Build and maintain strong relationships with tenants, fostering open communication and addressing their needs and concerns.
  • Develop and implement marketing and promotional strategies to support tenant growth and drive foot traffic.
  • Negotiate and document lease amendments.
Customer Experience
  • Collaborate with the marketing team to develop and execute effective marketing campaigns, events, and initiatives to attract and retain customers.
  • Analyze customer feedback and market research to identify areas for improvement and implement strategies to enhance the overall shopping experience.
  • Champion an exceptional customer experience by ensuring high levels of customer service, cleanliness, and overall ambiance within the shopping center.
Team Leadership
  • Provide guidance, support, and mentorship to team members, enabling them to achieve their goals and maximize their potential.
  • Hire, train, ead, inspire, and develop a high-performing team, fostering a collaborative and inclusive work environment.
  • Foster a culture of accountability, teamwork, and excellence across all departments.
Minimum Qualifications / Other Expectations
  • Familiarity with leasing processes, contract negotiation, and tenant relations.
  • Ability to be strategic and execute plans to deliver exceptional customer experiences and meet business goals.
  • Bachelor's degree in Business Administration, Retail Management, or a related field.
  • Exceptional leadership and people management skills, with the ability to motivate and inspire teams.
  • Excellent communication, negotiation, and relationship-building skills.
  • Proven experience in a senior leadership role within the retail or shopping center industry, preferably with a focus on fashion and luxury brands.
  • Proficiency in using technology and data analytics to inform decision-making and drive business performance.
  • Strong problem-solving and decision-making abilities, with a focus on results and continuous improvement.
  • Works extended hours, as needed, to achieve desired results.
  • In-depth knowledge of retail industry trends, consumer behavior, and competitive landscape.
  • Strong business acumen and a track record of successfully driving financial performance and achieving business objectives.
Compensation
Base Pay Range: $175,300.00 - $265,200.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
