Job Description

The Regional Director of Leasing & Marketing operates as the revenue manager, brand strategist, and support team member over a specified region of properties. They work parallel with a Regional Director of Operations to support the region’s Community Managers and site teams. The ideal candidate is organized, has exceptional customer service skills, and is comfortable creating and reviewing analytical reports, and presenting on leadership calls.

Indirect Reports: Associate Community Managers, Leasing & Marketing Managers

Duties/Responsibilities: The duties listed below are an outline of the Regional Director of Leasing & Marketing’s responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

Leasing & Marketing

  • Evaluate market trends and consult with property to adjust marketing strategies upon review of weekly competitor velocity.
  • Audit and ensure compliance of digital footprint for each community related to the website, social media, and any ILS listings.
  • Assist and monitor implementation of renewal and new lease campaigns and launches.
  • Review 30 Day marketing plans and ensure execution of plans as needed.
  • Provide support and oversight for all operational property marketing and leasing efforts to maximize the occupancy of the communities with the Regional Director of Operations.
  • Aid property teams by advising on promotional item orders and needs for marketing event planning.
  • Travel annually to conduct LEASE Sales Training.

Financial Management

  • Lead all communication with Asset Management on rate projections, adjustments, and market survey-related topics.
  • Submit concession proposals and reforecasts.
  • Develop and monitor the annual Advertising and Promotions budget.
  • Oversee the creation of the Annual Rate and Business Plans.
  • Track weekly rent growth progression for each site by evaluating YoY floor plan trends and market pre-leasing activity.

General Administration

  • Ensure confidentiality of client, resident, and company information.
  • Participate in weekly 4DX WIG sessions.
  • Ensure quarterly physical inspections of the communities are completed, including exterior curb appeal, cleanliness and neatness of exterior and interior common area amenity spaces, the leasing tour route and model units, and facilities.
  • Ensure team members comply with corporate policies and government laws on Fair Housing.
  • Work with Community Managers to audit lease management systems and reporting.
  • Generate leasing analysis reports for Landmark senior and executive leadership team.
  • Prepare agendas for weekly 3rd party ownership calls.
  • Assist with bonus submission auditing.

Customer Service

  • Assist in customer service calls that arise due to changes in rates and special offerings.
  • Ensure compliance of community team members on You Speak We Listen Programming.
  • Maintain a high level of customer satisfaction by understanding the needs and expectations of residents, prospective residents, clients, and vendors.
  • Assist the Regional Director of Operations in developing reputation improvement plans and oversee the execution of plans as outlined.

Education & Experience

  • Third-party management experience is preferred.
  • Minimum of 4 years experience in off-campus student housing leasing.
  • High School Diploma or equivalent required; Bachelor’s Degree strongly preferred.
  • Internal candidates must have a minimum of 1 year experience as a Community Manager, Sales & Marketing Manager, or Marketing & Leasing Specialist.
  • Previous experience as a Community Manager, Traveling Support Specialist, or Regional Director position preferred.

Preferred Knowledge, Skills, & Abilities

  • Entrata or related software experience preferred.
  • Demonstrated proficiency in Microsoft Office Suite or related software.
  • Must possess strong analytical and decision-making skills.
  • Demonstrated proficiency in all areas of residential property management operations preferred.
  • Must possess excellent communication and interpersonal skills.
  • Must be able to manage one’s own time efficiently.
