Boulo is recruiting for an experienced Property Manager Administrator for our client, a close knit, family owned property management company of 10 people in Atlanta. If you are looking to work for a faith based, family friendly company, this is a great fit for you! You will be working side by side with the Senior Property Manager to make sure everything runs smoothly for its 3 million square feet of industrial buildings (about 25 buildings and 30 tenants.)


The ideal Property Manager Administrator has 3-5 Years experience in property management administration, some real estate accounting knowledge and has aptitude for learning MRI software. This person should be a self-motivated individual who can work on their own but is not afraid to ask questions. This Property Manager Administrator will have a flexible scheduling with work from home and office days. Some travel to properties may be required with a minimal overnight.

Employment Type: Full-Time


Flexibility: HYBRID (Ideally Tuesday and Thursday in the office in North Atlanta-Midtown)


Pay: ~$72,500


Benefits: 401K Match and Medical Insurance.


Requirements for the Property Manager Administrator:


  • Kardin software experience preferred but not required.
  • MRI or equivalent accounting software experience preferred. (Yardi)
  • Working knowledge of Microsoft Office including Word and Excel
  • Experience with some property management.


Responsibilities Of The Property Manager Administrator Position


Candidate would perform general property management and accounting functions including, but not limited to, lease administration, tenant compliance, tenant requests/inquires, inspection scheduling, maintenance dispatching, bill pay, rent collection, assist Sr. Property Manager and the leasing/development team. Position requires teamwork as well as independent decision making and judgment. Seeking candidate with ability to be flexible in ever changing market environment. The Property Management Administrator will report to and work closely with Senior Property Manager.


  • Assist Senior Property Manager with tax processing including appeals to ensure all county(s) and city(s) property taxes are paid in a timely manner.
  • Coordinate with utility companies and tenants when creating and/or deleting utility accounts.
  • Coordinate with tenants and vendors the scheduling of annual fire/sprinkler inspections and backflow testing.
  • Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.
  • Perform monthly close outs for properties and tenants, charge tenants for new month charges, monitor past due charges, apply credits for pre-paid rents.
  • Manage MRI Property Management System – adding or deleting new leases and amendments, buildings, land, financials, banks, etc.
  • Update the property availability listing monthly.
  • Manage and secure all tenant property insurance.
  • Become knowledgeable of the lease, which will help with managing MRI.
  • Review aged receivables report monthly.
  • Correspond with tenants regarding accounting matters (rent due, rent, and operating expense increases or credits)
  • Assist Senior Property Manager with Cost Recoveries - Manage and create billing for all tenant recoverable expenses, which includes base rent, taxes, CAM, insurance, water/sewer.
  • Assist Senior Property Manager with developing annual operating expense budgets for CAM Estimates.
  • Assist the leasing team with drafting leases and lease amendments.
  • Assist with document storage including electronic and hard files.
  • Attend biweekly staff meetings.
