Job Description

Who’s driving the success of one of the fastest growing retailers in the nation? Our National Real Estate Services team. After all, we have an aggressive plan to become one of the top three largest grocery retailers in the U.S. And this team will support the procurement and development of each location, and work on details as specific as store layouts and fixtures. This is where your skills can drive our success as well as your own.

Position Type: Full-Time
Starting Salary: $140,000 annually
Work Location: Dublin, OH
This role is eligible to participate in ALDI’s Hybrid Work Program, which allows remote work up to 3 days per week (i.e., work remotely up to 3 days per week; work in-office at least 2 days per week).

Duties and Responsibilities:
Must be able to perform duties with or without reasonable accommodation.

  • Leads direct reports in identifying and communicating new ideas and cost saving opportunities to construct or remodel facilities to minimize long-term maintenance and repair costs.
  • Leads coordination of spot checks on Preventative Maintenance Services to verify execution is consistent with contractual obligations.
  • Recommends and coordinates on-going training as necessary with operations.
  • Identifies opportunities and implements expense reduction, drives implementation measures and shares opportunities identified with committees and departments for national replication.
  • Consults with the business to effectively design and streamline applicable processes within the organization.
  • Manages their team by driving projects and tasks to completion through effective prioritization, work planning, resource allocation, and cross-functional collaboration.
  • Supervises direct reports’ oversight of repair and maintenance performance in order to maximize asset uptime to drive optimal product integrity and availability for customers in ALDI facilities.
  • Oversees any ServiceChannel work order, invoice or proposal escalations from direct reports and oversees direct reports’ escalation scenarios and solutions for proper execution of company standards and budget.
  • Serves as the primary link between their team’s staff and leadership to assure understanding of company goals, objectives, and opportunities for improvement.
  • Utilizes Energy Reports, Leak Reports and other KPI reports identifying non-conformities and takes action to mitigate unnecessary spend.
  • Leads direct reports in providing reporting to leadership on widespread issues, asset retirement and replacement plans, KPIs on service company performance, and cost control initiatives.
  • Approves all time-off requests for direct reports.
  • Supervises direct reports to ensure Procurement and Energy teams are notified of any equipment performance and quality concerns that should be evaluated in the tendering process.
  • Leads direct reports in the coordination with divisional personnel to drive store facilities appearance standards while meeting budget and spend expectations.
  • Evaluates feasibility and economic efficiency analysis related to assigned projects.
  • Liaises with divisions to ensure timely and efficient communication flow.
  • Identifies cost-saving opportunities and potential process improvements.
  • Supervises direct reports in meetings with government officials, utility companies and suppliers as needed on specific projects.
  • Helps lead direct reports in negotiating vendor pricing and contracts as well as sourcing of new potential vendors into various regions to drive improved service levels and repair and maintenance spend.
  • Manages all escalation scenarios involving vendors and stores as necessary in order to drive improvements through their specialized expertise and knowledge base in facilities management.
  • Establishes and communicates job responsibilities and performance expectations to their team to ensure a mutual understanding of desired results; evaluates performance and achievement of expectations and desired results; resolves internal or external barriers that prohibit successful goal achievement.
  • Leads recommendations regarding operating expense guidelines and service levels, as well as on major repairs to the facilities with direct reports and helps implement recommendations.
  • Coordinates with National Projects and National Real Estate on projects, initiatives, and process changes and drives change management through direct reports in their respective areas.
  • Keeps up-to-date on external best practices and relevant changes to their field/area; communicates updates to leadership.
  • Other duties as assigned.

  • Manages direct reports’ execution of store asset inventories regularly per company guidelines and ensures full ownership of the on-going accuracy of the divisional store data.
  • Supervises direct reports’ oversight of changes to assets containing refrigerant to ensure compliance with EPA regulations and international reporting requirements.
  • Ensures the training, development, and performance of their team’s staff to retain a motivated, professional workforce that achieves their career objectives.
  • Serves as single point of contact for National Services and vendors related to building and asset maintenance and repair.
  • Recruits and recommends qualified employees for their team’s staff positions.
  • Advises leadership to source external vendors for applicable services when appropriate.
  • Reviews work order requests within the appropriate threshold and supervises direct reports’ decisions.
  • Assumes responsibility for new or remodel facilities immediately following completion of both the punch list and the 9 month walk through that is required to be completed by the Construction Manager.
  • Oversees direct reports’ oversight of compliance with all sprinkler and backflow testing requirements.
  • Oversees direct reports in leading large maintenance and reset projects for existing stores to execute in the most efficient and cost effective manner.
  • Collaborates with direct reports and recommends asset disposal and replacements per equipment guidelines, as well as supervises warranty management on building and equipment assets.
  • Utilizes available information to lead direct reports’ preparation of repair and maintenance budgets.
  • Oversees direct reports that manage the maintenance and repair of facilities and assets to assure compliance with governmental codes and ALDI specifications.
  • Manages Request for Proposal process and vendor selection for regional service accounts.

Education and Experience:

  • Bachelor's Degree in Facilities, Construction Management, Business, Environmental Health & Safety or a related field required.
  • A minimum of 5 years of progressive experience in Facilities or Construction Management, and retail operations.
  • Environmental Health and Safety Certification preferred.
  • Or, a combination of education and experience providing equivalent knowledge.

Physical Requirements:

  • Conducts store walk-throughs and accesses roof.
  • Regularly required to sit, reach, grasp, stand and move from one area to another.
  • Constantly and repeatedly use keyboard/mouse.
  • Work is primarily performed in an office environment where a computer, telephone and other office equipment are used as needed to perform duties.
  • Occasionally required to push, pull, bend, lift and move up to 25 lbs.

Travel:

  • Domestic travel required.
