In addition to managing and supervising all aspects of building maintenance, the executive director of facilities services will be involved in technology and construction support for both current and new assets. The job would entail creating standard operating procedures, supervising and employing outside engineering teams, and assisting the Asset Services group.
Important Tasks and Responsibilities
- To promote business sustainability, suggest capital improvements and operational adjustments for existing facilities.
- Take part in setting up property operations, such as hiring third-party engineering teams, significant building equipment commissioning, and back-of-house operations.
- To meet goals and deadlines, manage conflicting objectives, allot time efficiently, and prioritize tasks.
- Coordinate and oversee the service provider's response to a tenant's work order for minor repairs and general facility renovation
- Using company systems, ensure correct maintenance repair logs and records.
- Offer oversight for building mechanical system monitoring and troubleshooting with certain on-call duties, and if necessary, respond to emergency system failures after hours.
- Support facilities maintenance with technical assistance, working with contract service providers and building engineering teams to resolve challenging building system challenges.
- Work letter administration, tenant plan review, contractor engagement and management, budget and tenant improvement allowance monitoring, and project close-out are just a few of the services that support construction projects.
- Handle all work orders, repairs, and maintenance of all assets, and collaborate closely with service providers, building contractors, and outside engineering teams.
- Ensure the timely tracking and completion of all Regulatory and Compliance documentation, including City and Agency necessary forms and renewals.
- It is your responsibility to communicate effectively with your renters so that maintenance and repairs are done with the least possible disruption to their ability to work.
- Help the company with development, build-to-suit, expansion, conversion, capital improvement, and tenant improvement projects at its office and laboratory assets in the San Francisco area.
- Create and manage standard operating procedures and programs for new and existing assets, making sure that all assets are operated in conformity with regulations and using engineering best practices.
- Examine and approve consultant, design, and construction contracts for capital projects and asset maintenance
Competencies and Experience:
- Excellent analytical, problem-solving, and leadership skills are essential.
- An emphasis on customer service is necessary.
- Strong communication skills both in writing and speaking.
- High level of organization and attention to detail the capacity to handle several tasks.
- Engineering, construction, or a closely related technical sector bachelor's degree
- Preventive Maintenance Data Base and Work Order Management Systems proficiency is necessary. Knowledge of the Angus CMMS system is advantageous.
- Competent understanding of the operational and analytical aspects of building management systems (Alerton, Siemens, Schneider, Honeywell, etc.)
- There must be 8+ years of prior experience as a building engineer or in a technical function.
- Very desirable are working expertise in real estate, building design, and/or property management, as well as an interest in lab space.
- Proficient with Microsoft Office (Word, Excel, PowerPoint, Outlook, Teams). SharePoint and CADD system knowledge are plusses.
- Expert understanding of laboratory support system design, system commissioning evaluations, and mechanical, electrical, and plumbing (MEP) systems
- Understanding of thermal metering and other sub-metering techniques for utilities
- Direct experience as a developer or owner/developer of commercial real estate is strongly desired.
For this post, a basic compensation of between $160,000 USD to $180,000 USD per year is anticipated. This salary range is an estimate, and the real pay may differ depending on a variety of factors, including but not limited to the candidate's knowledge, experience, education, credentials, and abilities as well as their employment location and the company's compensation policies
