Our top client is seeking a Building Superintendent - (Includes on-site living and Utilities)

BUILDING SUPERINTENDENT

On-site Superintendent for an apartment complex.

Responsibilities of Building Superintendent

Cleaning

• Common Area and grounds cleaning as needed.
• Walk grounds and common areas of buildings to check for hazards and litter.

Grounds

• Ensure the area around dumpsters and recyclables area is always kept clean.
• Keep all walks clean of debris, snow, and ice.
• Mow grass, and trim edges, trees, bushes, and weeds as needed.
• Snowplow parking lot, plow/shovel sidewalk, and salt as needed.

Maintenance

• Touch up paint in buildings’ common areas.
• Clean, make repairs, and prepare vacant apartments to be ready for occupancy. This includes painting if necessary. Discuss any repairs needed with the landlord.
• On-call 24 hours as needed.

Miscellaneous

• Hand out any communication to tenants and post any notices.
• Complete action taken on any maintenance reports within 24 hours unless a part must be ordered.
• Monthly fire extinguisher check.
• Assist in yearly apartment inspections.
• Contractor communication and supervising.
• Check that every building's lobby doors, back doors, and side doors are locked.
• Help with yearly building inspections, elevators, sprinklers, etc.
• Ensure all lights are working in all common areas, inside and out, and replace bulbs as needed.

Qualifications Of Building Superintendent

• Applicant must have experience with apartment preparation and must possess excellent organizational and communication skills.
• Must know of, but is not limited to, HVAC, plumbing, electrical, painting, landscaping, custodial duties, etc.
• In addition to the compensation, the Superintendent has the use of an apartment and its utilities.
• Must live on the property.
