Minimum Qualifications:
Education: High School Diploma or GED required, supplemented by three years of experience in custodial management or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
Specific License or Certification Required: Must possess and maintain a valid Georgia driver's license
Specific Knowledge, Skills, or Abilities: Must be able to demonstrate proficiency in performance of the essential functions and learn, comprehend, and apply all county or departmental policies, practices, and procedures necessary to function effectively in the position.

Purpose of Classification:
The purpose of this classification is to direct duties related to managing equipment and facility maintenance and security activities, including supervising assigned staff, facilitating contract compliance for work and personnel.
Essential Functions:
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
Supervises, directs, and evaluates assigned maintenance, security and exterminating staff: develops and oversees employee work schedules to ensure adequate coverage and control; compiles and reviews timesheets; approves/processes employee concerns and problems and counsels or disciplines as appropriate; assists with or completes employee performance appraisals; directs work; acts as a liaison between employees and management; and trains staff in operations, policies, and procedures.
Supervises and insures cleanliness, maintenance and availability of equipment and supplies for facilities: oversees daily, weekly, monthly and special cleaning projects; conducts vendor research for best products and prices; insures set up and take down of furniture and equipment for special meetings and events.
Prepares and maintains documents: completes, receives and reviews various forms, reports, and correspondence; processes, forwards or retains as appropriate; processes work order requests for cleaning or repair of furniture and floor coverings; reviews timesheets, reviews inspection and maintenance reports; documents facility conditions and makes recommendations to management regarding contractors' performance;
Oversees monitoring of contractor's: reviews contract specifications and cost estimates and makes recommendation; reviews performance inspections for contractors compliance related to recycling, waste management, security, blinds and upholstery repair and pest control services.
Insures all health and safety procedures and policies are maintained: reviews compliance by all employees and contractors, monitors work environments.
Communicates with supervisor, City employees, vendors, the public, facility manager and other individuals: reports problems such as water leaks, power failures, electrical problems, malfunctioning equipment, property damage, or other potential problems involving building operations; reports faulty equipment to superior; exchanges information; communicates scope of work requested to vendors; resolves problems; responds to requests for service or assistance.
Assists in preparing and monitoring assigned area budget, including reviewing previous year expenditures, determining staffing levels, estimating capital purchases, and monitoring and approving expenditures to ensure assigned area does not exceed approved budget.

Verbal Aptitude: Requires the ability to utilize a wide variety of reference and descriptive data and information.
Mathematical Aptitude: Requires the ability to perform addition, subtraction, multiplication, and division. May include counting, recording of counts, and basic measuring.
Functional Reasoning: Requires the ability to apply principles of influence systems, such as motivation, incentive, and leadership, and to exercise independent judgment to apply facts and principles for developing approaches and techniques to resolve problems.
Situational Reasoning: Requires the ability to exercise judgment, decisiveness and creativity in situations involving the evaluation of information against sensory, judgmental, or subjective criteria, as opposed to that which is clearly measurable or verifiable.
