The Assistant Property Manager reports to the Property Manager & Director, Property Management. The Assistant Property Manager provides the Property Manager & Director, Property Management with administrative and building operations support, as directed. The Assistant Property Manager is responsible for keeping the Property Manager & Director, Property Management informed at all times, seeking guidance and direction as appropriate.


  • Inspects the buildings regularly to determine required repairs, maintenance and capital improvements.
  • Perform other related duties as assigned.
  • Coordinate assigned building engineers and porter staff. Collaborate with and develop strong rapport with Avison Young employees.
  • Oversees activities of contractors, vendor personnel, and suppliers; Monitors contracts for compliance and controls costs and performs quality control inspections to ensure adherence to contract specifications and industry standards.
  • HVAC system, roof systems, parking lot surfaces, etc. Make discretionary decisions in the event of emergency.
  • Participate in the development of specifications and continually evaluate service needs and performance in all areas of maintenance and management.
  • Assists in bidding and hiring of outside contractors for building improvement and tenant improvement work. Review bid packages and prepare capital approval forms for building improvements for supervisor’s consideration. Participates in the contracting, supervision and approval of invoices for all goods/services required to maintain the property up to company and owner standards.
  • Work with Property Manager to forecast and manage replacement of major capital expense items including
  • Maintain ongoing communications with tenants, vendors and supervisor.
  • Keep abreast of new technologies, systems and procedures related to property management.
  • Two or more years of property management experience. Must have knowledge of commercial real estate including an understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing commercial properties.
  • Assist in preparation property annual budget(s). Complete monthly, quarterly, and annually variance reports.
  • Bachelor or AA degree. Course work in real estate and CPM or RPA designation a plus.


Knowledge and Skills


  • Effective oral and written communication skills
  • Experience with Jenark, Yardi, MRI software and Kardin budgeting package is a plus
  • Knowledge of contracting process and associated local, state, federal, and other regulations.
  • Knowledge of basic accounting principals
  • Excellent interpersonal skills
  • Proficient with Microsoft Word and Excel
  • Strong problem solving and analytical capacities
  • Knowledge of real estate management principles and techniques.
  • Time management skills
  • Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
